Is the person asking about United Homecraft positive that is the builder? and is that the correct spelling of the name? I did a Google search and I came up with this: United Homecraft, which is a home remodeler, not a builder. Their site says they've been around since 1987, so I'm sure they wouldn't have allowed someone else to use their name...

RD Thanks for your response. The person selling the home is the original buyer who had it built. That is the name they give. I have not spoken directly to the seller (who is a licensed, but inactive realtor), but my agent has. The seller is pretty confident of the name, and even has a copy of the original floorplan with their name on it.

I, too did the google search. The company you are referring to is liscensed in Missouri. It is quite common to have companies with the same name in different states...even corporations. It depends how you incorporate.

I think, but am not sure, that the company was bought out by Gemcraft. As I understand it, they built only about 10 homes in Westcreek prior to pulling out or getting bought out. I am fascinated by the history and intend to keep researching whether I buy the house or not.

Incidentally, we looked at it again today. There is a 2.5 to 3 foot overhang in the back. I think it is the overhang that is "sagging" rather than a foundation problem.

Interesting thread! I have looked at the Potanco and 1604 thread for about a year, but never even saw this one...

We've lived in the VOW for 12 years. Never had a crime problem, my kids grew (are growing) up running around the streets playing for all these years...My youngest was born since we've lived here and this is his whole life.

Down side has been that we have had numerous run ins with the HOA about nonsense. I hate the nastygrams and we've had a couple over the years...seen some folks just do things without asking permission and wonder why we ask...I admit we've never been to a meeting or joined the HOA board - it's been more interesting to be outside agitators
There were years where grass in the cracks of concrete were major offenses and others where anything goes! I'll never forget about 5-6 years ago when the grass Nazis were out in force and we were having a particularly rainy summer. A neighbor down the street was nastygrammed for having bark chips that floated into her driveway. She was about 85 and was out there sweeping them back into the yard in the rain. Lovely. (She would not accept help from anyone to do these things for her either!)

I will say that the pool lifeguards have sure changed over the years. The ones back about 10 years ago were the nicest, friendliest kids around. They were so pleasant with the kids and families. Last year they seemed to be a gloomy bunch...

Grass nazis is a very fitting term SA5..

It would really help if they had common sense. I would think everyone would know that rain makes grass grow and not everyone has time to mow their lawn in the middle of the week, but the nazis never seem to understand that. The one on our street is an older guy that probably has nothing better to do. He really should remember back a few years when he had plenty of things to do and couldn't mow his lawn at a moments notice

As for the write-ups each subdivision has its own inspector I think. Some are probably more of a stickler than others.

Last year I mowed my lawn but ran out of string for my weed eater to trim up my grass along the neighbors fence. I was written up for it the very next day. I didn't get mad but just balled it up, threw the notice in the trash, and took care of it the next weekend like I planned to do.

I do wish they would do a better job watching stuff that obstructs sidewalks. There was a tree whose branches were hanging down completely blocking the sidewalk and was left that way for months. Also, the bushes at saxonhill and military haven't been trimmed for a couple of years. There's actually a groove in the grass because people have to walk around it. I'd call it in but it makes me feel kind of like a snitch.

I'm glad we're hiring our own lifeguards this year. How can you expect kids to watch kids on that scale and do a good job of it? The kids that are left unattended there were at times way too rowdy and rarely brought into line. More often than not it was the same kids every time. I know the lady who is taking over the head lifeguard spot and things will be changing. I'm expecting more ejections from the pool area than Joey Crawford managed in his last full season.

If you like grass nazis, rd2007 you might like this one too. We wanted to put in a viny storage building about ten years ago but were rejected. The darn thing would have been visible just 1/2 inch over the privacy fence, but the HOA wanted wood...Around the same time the Westcreek Times newsletter was going on and on about "garbage can creep" (when trash cans are out one second past when they're supposed to be hidden), grass in the cracks, etc. I wrote a letter and referred to the newsletter as Westcreek Pravda and our neighborhood as the Westcreek Soviet Socialist Republic. They sent me back a letter saying that if we didn't like these kinds of communities we could move. True that, but we're still here!

I personally think this HOA is a little full of itself at times.. it has its good parts, but I've mostly dealt with the bad egss unfortunately

I live in The Oaks and our home is around 20 yrs old. The builder was Gemcraft. I wonder if your sellers may be confused on the builder name?? Our home is great; no foundation issues.

My husband and I live off of Chippington Dr. our house was recently broken into, our computer and other things were taken. We live on a oversize corner lot, and found that our gate at the end of the yard was open. We have seen kids racing cars out back in our alley way, and suspect that they are the ones who broke into our house. In our case we felt that the thieves were casing our house..I am usually home all day, and my husband takes our one car to work. The burglers picked a time when none of our neighbors were home (some are like me they are at home during the day). This is not the first time this has happened to us, our fence was vandalized by some kids who are renting a house near our house, (we think these are the same ones who broke into our house this time). Also another time our neighbors fence was vandalized, conviently after these particular renters moved in. The association is so concerned with bare spots on our grass yet they do not moniter what goes on to the homeowners, we pay good money to live in an area that is supposed to have low crime, but I am not seeing it lately, I have seen more crime.
