I am a current owner of a unit at North Beach Plantation, and I really have to point out how great they are doing. NBP has sold over 80 units in a market that has record foreclosures. They also have scheduled closings that will shortly bring them over 100. The price cuts have made this property a great investment in a bad market. The quality is far beyond any other property in North Myrtle Beach and I should know I own 10 other beach front properties. As for the banks, why would they abandon a property that has responded to the market in a big way. Even the rentals are very strong. I feel so confident that I will be buying a second unit before the year is out.
Is it just me or is there something funny about Bob posting here every so often. If you were buying one of these units would you want your seller posting propoganda on an internet message board?
hey oceanfront guy...thanks for making my week. too funny. Again, nobody is diputing the quality (although it is not as great as the developers would lead you to beleive, but then again they should be a little biased). Why wouldn't banks want to lend on an empty building????? Have you read the papers lately?
How in the world does this project qualify for FNMA approval when it meets every definition for a codotel. One word BankAmerica.
You can go up and down the Myrtle Beach oceanfront and find millions of dollars of real esate inventory which is ineligible for FNMA fiancing. What's different here? Who had the most to lose if these units can't close without low rate high LTV financing. What a joke.
Why does this project qualify for a taxpayer bailout? Thats what FNA approval means here.
We just booked a 3 bedroom unit for a week in June. Am wondering if anyone knows whatregulations, if any, do the buyers have to conform to when furnishing the unit. The pictures of the room online look awesome but I'm sure every condo has differences. How much leeway do the owners have when decorating? The site says the rooms have 4 flatscreen TVS...does that mean if you buy a condo you automatically HAVE to put 4 tvs in? The pictures look great, I am just wondering if I will be disappointed after looking at them.
I'm no one official, but I'm closing a condo soon and have been getting info from the rental company.
From what I can tell, owners have plenty of leeway to decorate their condo, so each may look very different, but the rental company has to sign off that it's acceptably high quality furniture / decor. Also I think some items are simply required, like a flatscreen TV in the common room and in each bedroom. Of course, this is only if you go with the rental company; if you don't rent it out, you can do whatever you like.
I have a 3 bedroom unit that I have a deposit on with partners. Unit is in the good building with an excellent view... Indigo Bldg
