rd2007- Good Morning. I enjoyed your post on 07/21/09 when you mentioned "skimming". I will get my head bit off for saying this but that same thought has crossed my mind countless times. Crap if it happens at CYO's then it can happen at HOA's.

When you have time go to www.greatnorthwest.org and look at their webpage. They have seven Security Officers and at least two patrol vehicles. All of that is paid by the HOA. I know they bring in more money due to the 4900 plus homes. The annual dues are only $222 . I know I might be comparing Apples to Oranges but it stil gives one a good idea on how they spend the dues.

Just with some quick look on here it seems we've came up with ~$200k that could be cut and/or redirected for better use. At a minimum, I think the raise in the dues could be rolled back. Again, I mention the governing documents in use today and given out to new residents only shows dues in the amount of $228.

CC&R para 5.03 = $48
CC&R para 8.03 = $180
total dues per the CC&R = $228

$228 is $29 per year less than we were paying before the increase which was supposedly the first ever increase. Since the increase could only be 10% (without a vote by homeowners) then the last increase (which was also the first) could only have been $22.80. Thus the dues right now, with the increase should be $250.80. Instead, they are currently at $280.

Should a refund of $29 per year be due to each home prior to this year?
Should a refund of $29.20 be due to each home for 2009?

Just something to think about...with the CC&R as a reference.

Good Evening wc2005 - Sorry but I worked a little late this evening. Your post has many great points /suggestions.
I thought that one of the reasons the dues increased was for the fence repairs.

It is obvious this in not going to work. I see several areas along Westcreek Oaks where the fences are pushed out and patched like the ClubHouses were in "Our Gang". What's with that middle school woodshop repair job on Military Drive? The staining is spotty to say the least. All of this looks like the beginning of Five Palms.
