Sorry. Where we are located, $177. We were paying $130 in MD without a pool/exercise room, bike paths, putting green w/kitchen area, etc. They take care of the lawn, too. Carefree living! We love it.

We are building in Emmens Preserve and my contract States $65 a month HOA. Is there another charge I am unaware of?? Or are there different fees?

It could be different fees. I did see they had a special if you close by June 30th for the Litchfield model, the HOA fees for a year would be free. Where in Emmens will you be?

I looked at the diferent home types in there and IIRC:

The townhouses were in the upper 100s and covered pretty much everything except interior contents.

The carraige houses/patio homes were at 160 and covered yard care, yearly pressure washing, etc but not the actual exterior (reroofing, painting, siding.)

The single family is $63/month. Atleast the series I looked at. it might be possible the diferent sub-neighborhoods/series have diferent HOA costs to cover diferent amounts of public sidewalks or landscaping in that particular area.

I switched from a crraige house to a single family at the last minute because of the HOA fee & the higher being a hang up for some when I resell. The amenities were a major reason I picked this particular neighborhood & nothing else comes close at this price point. Unless you want an actual clubhouse which really does not hold any great attection for me.

When do you move here? We LOVE it here! I didn't think I would be living in a 'cookie cutter' community like this BUT it works! No regrets! So much to do - I know you will love it.

I will be in the Arbor section ina SFH. We really are excited. It won't be ready till Sept. I can't wait!!!

Thanks to all for info on the HOA fees. I and my wife will be there tomorrow and will be staying for a few days to see if it is a place we may want to move to.
