Default Bedrock intends to dominate, reshape Cleveland between Public Square and Cuyahoga River

I saw stories about Bedrock's massive mixed use redevelopment plans below Tower City along the Cuyahoga River. What I don't remember these stories reporting is that Bedrock also was purchasing not only Sherwin Williams' former research center on the river, but also the Landmark Office Tower complex, currently Sherwin Williams' HQ. The Landmark office towers are connected to Tower City by a tunnel. These are magnificent buildings largely unknown to many Greater Clevelanders.

<<After months of work, Bedrock Real Estate of Detroit and its masterplan architect David Adjaye Associates of Ghana today released their vision for the Cuyahoga Riverfront below Tower City Center in downtown Cleveland. The $3.5 billion vision would add more than 3.5 million square feet of mixed uses next to the former railroad passenger terminal turned shopping center. It’s the latest in a century’s worth of ambitious visions of the waterfront closest to Public Square.

The plan also confirms news NEOtrans broke last March that Bedrock is acquiring Sherwin-Williams’ (SHW) 140,000-square-foot Breen Technology Center, 601 Canal Rd. It is also buying SHW’s existing headquarters in the 92-year-old, 900,000-square-foot Landmark Office Building, 101 W. Prospect Ave. The research center includes a surrounding 9-acre property with green spaces, running track and tennis courts.

Per the long-term vision, SHW’s existing HQ would be redeveloped into mixed uses but primarily residential. The existing R&D facility would become a mix of public spaces and future development sites. The historic Baltimore & Ohio railroad depot at Canal and Carter roads would remain but the plans for its future are unknown. So are potential plans for extending Cuyahoga Valley Scenic Railroad to the Cuyahoga Riverfront below Tower City.>>

The above article says that Bedrock will add 2,000 residential units, utilizing 2 million square feet, to downtown as part of the project. The article indirectly reports that Bedrock is considering building a casino as part of the project with a new luxury hotel on the upper floors of the casino building. The project also includes 12 acres, more than Public Square, of riverfront parks.

Here's a much more informative article about the new project which includes an interview with the project's master planner David Adjaye.

This is very good news for this section of the city, and could help breathe new life into what is now a no-man’s land of abandoned factories. It could also help the surrounding communities of Collinwood and East Cleveland. There are way too many abandoned factories and apartment buildings in this area that are costly and difficult to redevelop or demolish. Too often the large conglomerates who own these buildings do nothing with them and leave them to rot. Kudos to GE for taking on this project.

I agree. This type of development is not flashy but important and really could spur development in South Collinwood.

^^ If that site does eventually develop, bringing significant jobs, might pave the way for future development along Euclid, east of UC. In fact the Red line and Healthline could easily get extended just a bit east to accommodate the site (of the old GE bulb factory.) Funny how just a few miles West on Euclid, there are 10s of thousands of high paying jobs in UC, while East Cleveland and surrounding Cleveland neighborhoods exhibit some of the worst poverty and decline in the state. If Cleveland could take over E. Cleveland, and this GE site demonstrate redevelopment, this might turn the tide. Sure seems like all of the ingredients are there.

Cleveland and East Cleveland will be extremely fortunate to get this project completed before a recession or other dire economic events constrain or eliminate funding. Government agencies should expedite the approval process with a sense of grateful urgency, avoiding where possible red tape and delays.

Actually, a lot of people don't know that the Amtrak Station used to be at Tower City. Then Amtrak said that it was too expensive for the station to be there which is why it's at it's current location. That station needs to be moved, it's very secluded and too far off in the cut. If they put it back into Tower City, there would be more opportunties for departures plus more jobs.

It would be cost prohibitive to move Amtrak back to Tower City especially for a few trains per day.

Imagine providing such easy combined mass transit access to the Amtrak station, without having to walk through Tower City! If done right, it could exceed in functionality the Port Authority bus terminal building in NYC, given the Amtrak station.
