I wasn't aware of the stormwater mitigation component of the public park. It's quite likely that development of that parcel could limit the amount of development possible on the rest of the 195 land!

This article is about a month old, but somewhat relevant. I'm assuming that the "aggressive approach" would be a letter talking about how "vibrant" downtown New Bedford is, how business friendly the leadership is, and how South Coast Rail (5+ years from now) will make the stadium easily accessible. There's no way NB is considered, but it'll be interesting to see what they offer for tax breaks (NB is a little more desperate than Providence or even Worcester).

The Worcester article links to that one, in the paragraph that says "New Bedford’s mayor has said that potential costs to the city and taxpayers make the stadium proposal 'a non-starter.'"
Hopefully some momentum is building against this. It's not good for either Providence or Pawtucket.
Gina presented her budget and within the budget there were reasonable tax breaks, and this caught my eye:
