Did u dump your current realtor yet? Just put my house on the market and I can relate. I'm advertising the house on the local cable channel. Advertising cost as little as $24 a month. A drop in the bucket compared to a commission on your home. This might help. I'm also considering the Home Sale magazines. Maybe your next realtor will spend more on advertising than your current one. We have even offered to pay up to $10,000 in closing costs assistance based on the offer. As a realtor, we all love bonuses on top of a commission (no split with broker)

Maybe a bonus would make more realtors anxious to show your property. Put a timeframe on the bonus offer . If prices are going up maybe you should consider taking the property off the market and re-listing with a higher purchase price (mentioned earlier by another poster). Just spoke to my builder a few minutes ago (Potter Road) prices increased by $10,000 in Jan.
