I have been keeping track of the value of our house for sale and over the past 7 months the value had been dropping so we had to keep lowering the price, will now the value is on the increase and as of right now, if someone bought our house and 2.11 ac. they would have 37,000.00 in equity. If this does not get our house sold, then nothing will.

If we were in the market we would look.....that is what we want our next house to be.....small and on a couple of acres. I wish we were ready!

Hi Momcantrell,

Did u dump your current realtor yet? Just put my house on the market and I can relate. I'm advertising the house on the local cable channel. Advertising cost as little as $24 a month. A drop in the bucket compared to a commission on your home. This might help. I'm also considering the Home Sale magazines. Maybe your next realtor will spend more on advertising than your current one. We have even offered to pay up to $10,000 in closing costs assistance based on the offer. As a realtor, we all love bonuses on top of a commission (no split with broker) Maybe a bonus would make more realtors anxious to show your property. Put a timeframe on the bonus offer . If prices are going up maybe you should consider taking the property off the market and re-listing with a higher purchase price (mentioned earlier by another poster). Just spoke to my builder a few minutes ago (Potter Road) prices increased by $10,000 in Jan.

Hi warden,
No the realtor we have now would not cancel the contract so we have 23 more days with her, she has done all the advertising, that does not seem to be the problem. We also offered the sellers agent commission and that got us no where. So we will be going with another agent on March 6th. I am just glad to see the value going back up rather than down the way is was in the past. Hopefully it will sell in the next 30 days.
