Used to work in One Gateway Center. The buildings are ideally set up to be converted into residential, because they don't have big slab floor plates like most office buildings, instead having a cruciform pattern which offers lots of windows/natural light.

As the article quoted notes, the Downtown apartment market is still quite hot (94% occupancy is still good even by pre-pandemic standards). Honestly, the more apartment conversions there are downtown, the more attractive Downtown will be for living, because higher residential density will attract more and more neighborhood-serving retail.

I was in Gateway for many years. I agree. One of my fav buildings though sad that it replaced something even nicer. Way nicer. Imagine still having this building. And Jenkins Arcade.

Well the terminal building burned down prior to replacement. I have memories of the Jenkins Arcade. I do not recall it being that substantial considering it’s replacement.

having lived in greenwich village for three years where there like a dozen bodegas and grocery stores within a five minute walk, i just don't get the appeal of living in an urban environment where you have to get in the car or use a delivery service to get food for dinner

living in the strip district makes a lot more sense to me than living downtown

if living downtown is so hot then why isn't giant eagle scrambling to open a store there?

And sadly, the "Arcade" in Fifth Avenue Place is now gone as well. Much to my surprise last month when I went there. All gutted.

The end result of the gut job will be a modernized space with lots of marble and light. The Stanwix street entrance and lobby is complete and gives an indication of what the renovation will look like. The Arcade is not gone. The Arcade is going through a major renovation.

The Market Street Grocery is nothing new. I have not worked in downtown since 2013. The grocery was there since the History and Landmarks Foundations renovated that block in downtown. It has been there since at least 2009.
