Isn't there another word for that that we use on the internet? What's the word for someone who enters a thread, changes the topic, and picks fights with other posters? I can't remember, but I think starts with a T?

Apartment complexes, in particular, especially won't rent to you if you don't have a job. You might be able to find a private landlord that'll do it if you explain the situation, but you'll have a hard time.

Plus, most landlords require that you make 3x the amount of your monthly rent in order to rent it to you. So if you can't prove your income you're going to have a hard time proving that as well.

She really should at least be 1099'd as an independent contractor, report her income that way. I doubt she'd have a lot of taxes to pay at the end of the year. It might be worth getting a professional opinion.

Yes both times i was in between jobs and moved and i had to pay 3 months extra rent on top of the first and last.

No a troll generally picks fights for no general reason, i have reason to disagree with people.

I know what you're saying PM, but that's not quite what I mean. They require that you earn 3x your monthly rent every month. I know some people will take rent upfront but most won't. What happens if you still don't have a job at the end of 3 months? Then they are going to be SOL.

And this might have been something you could have gotten away with 10 years ago, but now .... nope. You'd have to have somebody cosign your lease for you. Even that doesn't work a lot of the time. Apartment complexes that are owned by corporations have policies in place that they will not budge on. If you don't meet their requirements they will not rent to you.

So you really need a decent tax return at the end of the year that shows all of your reported income. If you are not having taxes withheld by your employer you don't have any other proof.

When I was younger (so much younger than today) I didn't think any of this stuff mattered. It does. A lot.

Agreed. They not only will not...they usually cannot. If they budge on their requirements for one person, it can be interpreted as an infraction on fair housing laws and they open themselves up to lawsuits.

Depends on the place though...there are lots of places out there and they all are different. My niece for example got into a complex owned by a corporation in California in which the manager waived her last month and security deposit even though it's in the contract. It's not so impossible to rent a place with no job as some people seem to believe it is.
