I believe they mean no brokers fee or deposit.

Security Deposit is due at lease signing.

Along with the amenities fee for the year. (Unless your building does month to month).

Yes I hope everything goes well I emailed this morning saying I’d like to take the 1bd. I was wondering the same thing about the deposit. And from reading other lotteries it seems you only pay one month rent one month deposit at Lease signing??? As opposed to first last security? Does that seem correct?

Yes, I believe it is illegal to request last month at signing in nyc. Only brokers fees first month and security deposit are allowed now.

Oh wow really? When did this change? I remember around 2017 they were big on first last and security I thought it was excessive. Does this only apply for the lottery or is this for every building in nyc

(I have been at my apartment since 2015 I don’t know what’s going on now with the market but even my current landlord collected last months rent)

As of 2022 it is illegal for any landlord affordable housing or market rate to request more than the first months rent, a deposit totaling no more than 1 months rent, and a brokers fee at lease signing.

So anyone who asks for first last and security is in violation of the law.
