According to the apartment distribution charts, 38 Sixth has slightly larger apartments than 535 Carlton, about 30-60 sq. ft. larger on average, not much. I'm also pretty sure they are using the same AC units as well, they're called PTACs. And yes, a few apartments at 38 Sixth will have private terraces on floors 9 and 14.

hi citygirl, where were you able to find the apartment distribution charts? Do these show the layout of the apartments? thanks!

Not sure if this is what she found (can't find anything that says about the private terraces) but here's a blog post showing the distribution of apts: No "poor door" but "poor-er floors"? At "100% affordable" tower, lowest incomes on 3 lowest floors, document says (but developer says no)

Check the bottom of the post for the 38 Sixth Avenue data.

But, c'mon guys, lets be real, developers are in the market to make money. I aint paying market rate to be on the 3rd floor. Lets be realistic - an apartment in that building is enough, now people want penthouse level too? I wish I was lucky enough to be that complacent

Elly252 posted the link that has the apartment distribution charts for 535 Carlton & 38 Sixth. Doesn't have any layout/floor plans though, just the square footage and floor numbers of units under the 60% AMI (Although most 100%+ AMI units will have the same layouts/square footages). Floors 14 and up are pretty much exclusively set aside for the higher bands, which is understandable, although some higher band apartments are also on floors below the 14th.

Yup, that is where I got them from!

Yes, most of the smaller apartments that fall at 60%AMI and below do seems to be on the lower floors, but the exception seems to be the 3bd units which are all listed at floors 15 and higher.
