How mortgage payments work is interest is paid in arrears, which means that you don't pay the payment for the month ahead but instead for the month that just passed. For example, if you closed on 12/15/2008 your first payment would not be due until 02/01/2008. Prepaid interest would be paid (non-recurring closing cost) from 12/15-12/31. No payment in January due to how mortgage interest is paid, and first payment in February covering January's principal and interest.

That being said, IMO there is no reason to close on a home 5 months prior to your move. Maybe a month or two at most.
Another approach is to buy with a long escrow. Leave the house in escrow for 90 days. You pay for it one way or another but perhpas less than actually carrying the house. I was just involved in a deal where we had a four month escrow. The buyer gave the seller 10,000 as an earnest deposit after thirty days and the seller waited the other 90 days in return.

There are ways and ways.

That's very interesting. I assume that would only fly with a private seller and not an institutional (bank) seller?

Can someone make the stupid Poll go away?

Kimba, you flying? I am going home for the holidays on the 19th....

mod interpose: I'll be working on getting rid of the poll in the next few days. I think the thread has to be split and partially archived.

Whats with the snow thread? I can't get to page 5 or 6. And no, it's not my computer. I rebooted thinking it was, but it didn't fix the problem.

That's weird. I just checked it again, and on the main page it shows 4 pages. When you click to page 4, it shows page 5 and 6. But you can't get to them. It's like the Twilight zone.

Maybe it got snowed in. The Sheep Range was entirely covered with snow this morning, but when I went out at 3pm to get the mail a majority of it had melted. It looks like the entire Spring Montain Range was covered with snow all the way down to the 215. I hope that it snows again tomorrow, I want to take some decent pictures.
