Uh, no, Irving Park Road does not qualify as "prime North Side lakefront". I was obviously referring to Gold Coast, Lincoln Park and environs.
Actually not all of the Gold Coast is. I live in the Gold Coast and my building (a high rise) is easily under 50% white. Out of 8 neighbors on my floor, I only have two that are white. Many Asians and Indians live in my building, along with some black/African American and some hispanic.

Irving Park Road/Buena Park area is diverse. I never even knew that was considered Lakeview by most people. To me, once you get to the cemetery, you aren't really in Lakeview.
The census tracts that show those areas are 90% white. That is what I am talking about. Would like to see those stats you were talking about.

There are actually zero census tracts in Lakeview itself at 90% or above white according to my source. The highest is 88.9% which is Tract 061100 (Wrigleyville basically - Addison, Sheffield, Racine, and Grace). Out of 34 tracts, 11 are between 85% and 89.9%, and 10 are below 80% (4 are actually right at 80%).
For Lincoln Park there are also none at 90% or above, though there's one at 89.3% which is tract 832600, which is bounded by Armitage, North, Halsted, and the River.
For the Near North Side, out of 20 tracts, there are also zero at 90% or above. There are only four between 85% and 89.9%. There are 12 below 80% and 4 of those are below 50%. One of the tracts, 838300, is 25.6% White, 52.4% Black, 9.4% Asian, and 10.6% Hispanic. This area is bounded by Division, Wells, Locust/Oak, and Larrabee. It does not included the cabrini green row homes.

There's just as many tracts at above 85% as there are for below it in Lakeview.

The Near North Side is a little more diverse than people think. No it's not West Ridge or anything, but there's more than just white. I have also noticed a lot of non white people moving in around my area, and just hanging out around here in general even if they don't live here. River North, Streeterville, and the south edge of Gold Coast just north of Chicago avenue are semi diverse. It's the area that's north of Division Street and east of Clark in Gold Coast that is not as much diverse (though none of those tracts is 90% white either. Probably above 85% though).

This is the whole point. Asians live with whites. Ever been to Naperville or any random affluent suburb?
The only tracts with blacks have subsidized housing.
Chicago has a small Asian population, and the segregation is obviously between whites and Asians on the one hand and between blacks and Hispanics on the other.
