An awful lot of you clearly have no idea how "zoning variances" work. The short version is there is supposed to be a desire of municipalities to encourage the "highest and best use" of parcels. The use is supposed to result in good things like a successful business with employees that can earn a living, sufficient tax revenue flowing back the municipality, other businesses being encouraged to open / expand. It ain't like there is NOTHING that can legally be built in front of the Home Depot on Elston that have a few hundred cars drive past it everyday. It is that any sane businessman or city planner clearly wants to have a place that serves breakfast and has a reasonably safe drive thru window. In a nutshell THAT is what the variance process is suppose to ensure. I am 100% sure that when a firm ponies up the right mix that is what'll be built there...

Not at all. There are loads of places that serve breakfast already in the area, and the request for a drive thru is the main reason the variance has been under discussion for 9 months. Elston has become a major bike route over the last few years, and the number of businesses (and traffic) has increased dramatically. It's created a lot of problems at rush hour and over weekends.

Both the city and the business owners in that area realize that there is a need to study and redesign the traffic flow and entrances to parking lots in that area. There have been attempts to get funding set aside for that to be done. Just plunking down a drive thru in the middle of that whole mess would be nightmare. I believe that stretch of Elston is also scheduled to get the new bike lane configuration in the near future as well, further complicating the situation.
