my price range is fairly broad ... i am willing to spend up to 350K but I'd prefer to stay near 300K. I talked to the sales guy there about purchasing one of the Elmhurst/Fenmore plans as I'd prefer a 2-car garage. We priced out a Fenmore with most of the upgrades for 312K for an interior unit (and 15K more for an end unit). I am willing to look at the other 1 car garage units, however, especially if they are a better deal financially.

I am not sure what you really want, but there will be other townhomes in that price range opening in a few weeks. Look just south of Ballantyne. - Nice ones too!

Crime level not on surrounding streets but RIGHT NEXT DOOR!

Go to Ballantyne area. You will not have to deal with public housing right next door like at Park South Station. Can't believe anyone would buy there.

Bullets don't have eyes and trees & a fence will not stop a bullet either!

Believe me, I love the Ballantyne area. But, as much as i love it, I do not want to drive 45 minutes + to and from work each day. I may be naive but this is a gated community with 800+ units planned ... I currently live in Sedgefield and I feel much safer driving around park south station at night (and I am not afraid where I currently live). I have looked at virtually every townhome complex with 2-car garages from uptown to Ballantyne and even up north some, and I feel 100% okay with buying at Park South Station. When you live within 5-6 miles of uptown, you are always going to face issues like public housing, crime, trains, etc. There is really no way around it, unless maybe you can afford a 400K plus home. Just my thoughts. Curious as to what other people think who have driven out to the development and actually looked at what you are getting for your money.

I have a client starting their build right now and he has no problem with living next to the apts or the old chemicals that were excavated and removed. he is a very smart man and he looked at the numbers of the area and made a great decision.

This thread has been beat to death 1000 times already. I've stated my opinion over and over. It's a great investment period, end of story.

Numerous friends of mine and clients have purchased in the community. Most of which are life long residents of Charlotte.

Oh, Geez. Here we go again with the "stray bullet" people. Just exactly how many people have been killed in Charlotte by stray bullets flying into their homes? Is there something going on that I don't know about? I am not sure where the 7 Oh 4 lives, but if you think you are safe from gun violence, you are just kidding yourself. Guns go off, my friend, even in Myers Park and the fabled Ballantyne.

Now, as for SaraV05, I have purchased a town home at Park South Station. I currently live in South Park and I love the neighborhood. I looked at all kinds of places before deciding to buy out there. I, too, don't want to spend 2 hours a day sitting in traffic. I also think that I got a lot of space and upgrades for a really nice price. Its a great community, a great location and I hope, will be a solid investment. I hope that you decide to buy.

I have a friend that currently lives at Park South Station. He has been living there for only a little over a month. He said that he hasn't any problems at all.
He also commented on the contamination issue - he said that Ryan Homes confirmed that the land has been cleared of any problems with the soil and water. The EPA was involved - which is government regulated. They will NOT allow any construction to be built unless everything comes up clear.

And you are absolutely right about facing public housing, & crime issues etc..
when your location is so centralized.
With that said - I think you will make a good decision to by there.
*Location, location, location*
I'd pick Park South Station over Ballentyne any day!!
And in five or so years, you will be glad you did.
