Can we get this thread back to the topic, which is NOT unemployment, here in AZ or anywhere else? Otherwise, it will be closed, and you can talk unemployment on another thread, or there's a whole separate forum here for that.

Focusing narrowly on Section 8, there are some specific criteria which Phoenix has within city limits. This can be helpful in observing the spread of Section 8 and determining in what ways a person will be effected. It could also indicate how quickly a neighborhood is going to be effected by this:

Thanks for the link. I believe these resources will continue to be used in our area. I'm not sure how they are going to get paid for though with the deepening budget cuts.

Section 8 housing is as popular as ever here. I looked at the application process and the list has been closed off for a long time. Even the pre-application list is closed.

I have two new neighbors with Section 8 and it has been rough to say the least.

You experience is not uncommon. There are section 8 users popping up through my neighborhood as well. It will be interesting to see if these are going to be tailored back with our budget crisis, or if they will continue on due to our high unemployment.

What trends do you hear from others?

If there was no Section 8, there would be "Projects" the size of Laughlin, throughout the valley. My condo is in a complex of 200 units. 130 are owned by an apartment company, 70 are condos. We also have a lot of refugees placed by Catholic Services, who pay even less than Section 8. Many of the refugees become independent within months of their arrival, while some of the Section 8 have no intention of ever leaving Public Assistance.

I think there would be a big difference in the track records of the Section 8 residents without kids v. those with kids. IMO, the large families with a lot of kids playing in the street are value killers. FWIW, the biggest problem in that entire development is the son of an owner of four units, with a dog that has bitten and domestic violence issues. They paid 540,000 for four units; I paid 22,000 for my one unit.

Section 8 is EVERYWHERE, interspersed within some of the most affluent areas of the country.
No more "project high rises" the projects are now spread throughout the communities. Thanks Fedzilla, we needed that!

Well personally I would consider myself very lucky and thankful if my house was worth only 12K less than what I paid for it. Most of my friends, relatives and neighbors are more like 30K to 100K underwater and most of them including myself have not walked away. So if ruining your credit and possibly affecting your future employment status if say you need to look for a new job at some point in time are worth 12K then by all means you should walk away.
Excellent comment!! I'm Section 8 and I hardly have time to come on these CD forums because I'm usually too busy at the community garden/making crafts to sell. I'm too productive for criminal activity, drug use, visits from police, but almost everyone else on CD is so negative about those of us they call "dead beats". I think you nailed it. These people are looking for reasons to shirk their own situations, and so it is easier to project onto others their own ineptitude. Looking for an excuse to "walk away" is what I think these disgruntled ignoramuses are mostly about.

I will say, though, maybe my neighbors felt as the OP did awhile back because my house is all Section 8 renters, and the police were coming around a lot to our house because of 1 tenant who was severely
psychotic, not harmful, but raving. She ended up drinking herself to death, literally, and now the house is only working folks and me, the avante garde gardener/craft seller.
