Raleigh City Council approved a 40-story rezoning request for a group of buildings in the Warehouse District, including CAM, the Contemporary Art Museum. The original request was 20 stories, but they later changed it to 40.
The 2019 State of the Center City Report, an annual look at growth and development in the central business district, shows 8.3 million square feet of office space delivered or was under construction between 2010 and now, the start of 2020.
About 650,000 square feet of retail space was built,
2,736 hotel rooms came online
whopping 12,205 housing units were delivered in that same period.
That's right around the corner from the RUS Bus project, also zoned for 40 stories. Would be cool if both projects go the full 40 story height.
Careful, the developer for this project has never done a building greater than 15 stories from what I can recall. This will be the developer's tallest project. For all we know it, it won't be anywhere close to 40 stories. But let's hope.

Also, the developer for the CAM project is from New York, and I couldn't find much info on him. Not sure if there are any local partners or not.
The recently announced Hub RTP, which will have the Park's first high rises with a skyline visible from I-40, is supposed to start construction in May. I already drive past North Hills and 301 Hillsborough everyday, so it will be interesting to drive past this site every day too.
