I jumped in the middle of this topic and read about the modular homes being sold in Pahrump. I guess there is only a single seller now.
But Amazon now sells tiny home kits for about 11k.
Kind of an inexpensive starting point if land is cheap.
Some solar maybe wind, a chemical toilet, and lots of bottled water.
On the other hand a Yurt works just as well.

Default Pahrump Flooding

In looking at the flood zone map for Pahrump, it appears that the majority of Pahrump is in a flood zone. Can anyone tell me of any time in Pahrump's history when it has had a major flood, where people had major damage to their homes or actually lost their homes? My husband and I have been looking online at homes in Pahrump and have seen many that we like. However, it seems that almost all of them are in the flood zone, and that is having us hesitate even considering coming to look at Pahrump as a place where we can retire. As of right now, we are looking at the Prescott, AZ area, but Pahrump also looks attractive to us.

lost their homes? in the 10+ yrs i've been here, it's never been that bad. our flooding isn't biblical porportions. flooding around here tends to be "i can't get into my house for a couple of hours" because the roads are flooded. or "i can't leave my house for a couple of hours" because the roads are flooded. i know a few people that had to muck out mud from their garages.

every year during monsoon season (july-august), there is a possibility of flooding that will occur. when it does flood, it's the southern end of town that gets hit (southern to me is south of hwy 372).

Pahrump is fine. But flattish desert can flood. Don't ask how I know and I live half way down a hill.

In the Pahrump flood areas though you need flood insurance. Likely required by any lender but still a good idea if you pay cash. Relatively minor flooding can easily get into the 100,000 level.

Flooding in flat areas can be far worse because of much less natural flow.

It just surprises me when I see nice new homes being built in a flood zone. They are homes that my husband and I really like, but again, we would be hesitant to buy one of them. I realize that a flood may never happen, but then again it may.

I heard a few neighborhoods outside of Houston were in 500 year zones, and got hit on consecutive years. I just looked at a REO in Carlin, NV and it is in the same type zone, and of course that bit of info is excluded from the listing.
