Yes, it's doable. I'm going through the same thing.

Keep in mind, if you just buy raw land, a big concern could be electric. I found the perfect lot but there wasn't an access road between other lots and the power poles were a few acres over. The expense to have poles/lines and a transformer run were really hefty. This could change the location you are looking for. Also the depth of well required could get pricey as they charge by the foot, so try to find out about other wells in the area you are looking. Septic is pretty standard but if there are soil issues it may require a special type of septic from what I gather.

I've had estimates of $24-35k for well, power, septic on average depending on electric distance. Then of course where do you want the lines run on the lot, how far in, etc. And do you want them to put in a driveway at the same time, etc, as some offer that.


It's far more complicated than I had imagined. I have a great RV setup, was just looking for land and it's becoming a headache. If you can find land with utilities already in place, all the better, but those lots aren't cheap. And are usually just an acre in crowded areas.



Hope that helps. I'm ending up just getting an existing house/garage/land as it wasn't much more expensive than buying a lot and getting all the utilities setup. And far less of a headache. ha!



I'm finding that if I want a true RV escape/land, I need to just plan off grid living. Which I'm diving into currently and looking for some amazing land in the middle of nowhere as an escape. Maybe in the mountains to escape the heat.

Thanks for all the input and estimate.

In your efforts of looking are there many HOA's? That's a big one I want to avoid.

I don't think I'll mind an acre in a more densely populated area as retirement nears I think that won't be such a bad thing and I am talking 15 or so years. That is why I'm willing to go for an acre or so for a few months of the year until then. The other months I plan to live off the grid as I travel so it would be nice to have a few months with the convenience of water, power and sewer.

When looking thru the maps for property in Pahrump it seems to be pretty sprawled out considering the density of Vegas which is something to avoid TOTALLY!!

Those that gave you estimates are they local construction firms or the public utility
companies?

Do you know of any ordinances that would prevent me from taking care of my 6 Cockatoo Parrots? They have been all rescued from some sort of abuse & neglect & I'm not ready to relinquish them to a rescue foundation as of yet. Are most city dwellers allowed to have animals such as chickens without permits?

I know it's lot of questions but this thread has been such a big help!!

hi mauraannlynn! yes you absolutely can buy a piece of land here & park your RV on it. as carlsbadjames pointed out, finding a piece of property that already has electric &/or sewer on it can be a challenge.

are there HOA's here? yes, but they are a rarity here. i believe we have 3 or 4 subdivisions with HOAs & the open land you are looking for won't be anywhere near those. those locations also have to hook up to "city" water/sewer. i'm not sure if the non HOA lands surrounding those are included? something i'll have to check on for future knowledge.

valley electric is our power company & they can give you a better idea of how much it'll cost to get power to your piece of property. their phone # is 775-727-5312

as for your pets - we won't bat an eye at them. whatever piece of property you look at, just double check the zoning. the parrots won't be a problem, it'll be your potential chickens, which qualifies you for "livestock" properties. there's no permits required for them, it's simply you don't to move into a spot that isn't zoned for them. the subdivision i live in is zoned no livestock & i did that on purpose - i didn't want to live next to horses/cows/chickens, etc. but right across the street from my subdivision is a different zoning, they ARE allowed livestock.

i've been traveling quite a lot recently, so i haven't been able to post any updates in a while, but this last week i spent in tonopah & wowsers, things have changed!!

but before we get to tonopah, let's get an update on our brothel industry.

things aren't good in brothel land - the icing on the cake was the lamar odom scandal, which draws national attention & not in a good way. the brothel's in the beatty area seem to have taken the hardest hit to the industry.

shady lady, located ~30 miles north of beatty, was the latest one to close in december 2014. the orignial owner (bobbi davis) decided it was time to retire & spend time with her aging parents. before she closed her doors, she was once the famous location of the only MALE prostitute in brothel history. the shady lady is now a bed & breakfast. not at all what i thought an old brothel would become

seriously? $400 a night for this place??? in the middle of nowhere?!?!?

bikinis, located just miles south of beatty. the original owner (guy brinkmann) had moved out here from back east, bought an empty piece of land & sunk close to $2 million into creating a brothel. business was not booming & brinkmann ended up dying last year. i've heard the person who has purchased the building is wanting to turn this into a medical marijuana grow facility.

angel's ladies, located just miles north of beatty. the original owner (mack moore) made a BIG BIG mistake. brothel licenses are incredibly difficult to obtain - you & everyone around you has to be squeaky clean with plenty of money to invest. mack decided he wanted out of the biz. instead of doing it properly, he decided to sell his biz (as is) to a private party - without notifying anyone. the private party had not gone thru the full background check that all other brothel owners have done. by the time mack bothered to include the board of county commissioners, the private party had already paid an unknown amount of $$ to mack to purchase the biz & assumed they were good to go. mack came to the meeting to let the commissioners know he had sold the biz & he wanted his name removed from the biz, then add the new owners names on all permits, etc. the commissioners were UNHAPPY, as was the sheriff. after they gave him a severe tongue lashing, his license was revoked then & there. the new owner promptly wanted his/her money back & that left mack with nothing. the building sits empty these days. a bit of an eyesore.

we started with 7 brothels & 3 in beatty have closed. that leaves 2 in pahrump (chicken ranch & shari's); 1 in crystal (love ranch); 1 in lathrop wells (alien cathouse).

it's time to chat about tonopah. i haven't been thru town in a year or two & was pleasantly surprised at some of the changes. the first one i noticed was the new business in the old mcdonalds building:

i thought it was just a coffee shop, but when i went inside i discovered it's more like a convenience store with a coffee shop sharing the same roof. you'll find the normal convenience store goodies here - sodas, waters, candy bars, snacks for the road, etc. the coffee shop has espresso, lattes, caauccinos, iced mochas & a delightful selection of sweets (cookies, cinnamon rolls, coffee cakes, etc). i learned that the place had been open about a week when i was there.

from there i checked into the best western, which has been slowly upgrading itself over the last 10 yrs. these last upgrades were big ones!

i was told the new fireplace/sitting room once was a guest room that was converted. that fireplace puts out some HEAT!!! the heat fails to make it down the hallways to the guest rooms, but sitting in this room on a cold winter night will make you melt! the last photo is a tiny alcove off of the sitting room, where you can purchase waters, sodas, microwavable meals, snacks, etc.

i moved to the desert because i wanted warmth. i don't want scorching hot like phoenix, but i do want warm. i also moved to the desert because i don't like cold. cold weather makes me miserable. how warm was it while i was in tonopah? effin cold at 23 degrees during the day. one day it topped out at 19 degrees. how do you people live like this???? my bags would be packed the instant it got that cold. i wouldn't care how much stuff i had to sell, i'd be outta there in a heartbeat. you bet your bottom dollar my butt was taking full advantage of that toasty warm fireplace in the hotel.

on the flip side, the ice cycles were delightful to look at. i'm sure i totally looked like a tourist out there ticking pictures of the dang things

the last place that had changed was the NEW pizzaeria! i think this place has been open for about a year? up until then, there was no pizza available in town (unless you wanted digorno in the frozen food aisle). hometown pizza is located right on the main drag, in what used to be a napa auto parts store, if i remember correctly.

i had their all you can eat lunch buffet ($10). you get soup, salad, pizza, breadsticks & a drink. might be a little pricey but it is all you can eat & you are in the middle of nowhere.

i had a garlic bread stick, a cinnamon bread stick, a slice of all meat & a slice of chicken alfredo (YUM). the drink was supposed to be a sweet tea, that's what the sticker on the fountain told me, but it tasted like water.


i am impressed with the progress tonopah is making. i was more than thrilled to get the heck outta there & back into normal temperatures

well it's been an interesting couple of days in pahrump

late wednesday night, valley electric (our electric company) had an outage on the very top of mt potosi - which is the mtn pass between pahrump & vegas. i'm not sure at this time what all happened to cause the problem but we were without internet all day thursday & spotty on friday. any vegas radio statios we normally receive out here were nothing but static. people using rabbit ears to watch tv could only get the local pahrump stations.

i have a friend who works for the county & has been helping get things restored. i guess this was like the perfect storm. the power outage happened (not sure if high winds were to blame? or something fell/blew into the power lines?), some of the backup generators kicked on but only for X amount of time, some other generators never kicked on at all. of course, the backup generators only have X amount of time they will stay on for & this site isn't excactly close to anything. once the various crews got to the tippy top of the mtn, they discovered they didn't have enough of the right supplies or had to hoof it on foot, or had to figure out a way around the frozen locks on the fence.

Yes. I was in town looking at more property and the realtor was saying internet was down and she was using her wifi hotspot. When I drove home last night it was a blizzard passing over to Vegas. I haven't driven in snow/whiteout conditions in many years haha.


FYI - I'm in the title process with two lots in Pahrump now and hoping to purchase a home as well. I found some incredible land that I'm excited to build on or place a modular... or maybe just camp out now and then as I get things going.

Great photo! Looks like the North Pole! I think El Nino will have a major impact on the entire west.

this last week has been pretty chilly in the mornings - 27 degrees when i leave my house at 8am. it eventually warms up to 50 degrees during the day, the nights have been cold. had to scrape ice off my car windows all week.

with the cold temperatures comes wildlife! they're being forced down off the hills to eat. there were 2 horsies that appeared next to the dmv yesterday afternoon. they looked quite healthy, no rib bones showing. they stayed out there for at least an hour before heading away from civilization. the brown one was busy munching along & the pretty grey one would show his pretty face - just as i'm about to snap the picture, down the head would go. ggggrrrrrr! i apologize for the quality of the pix, all i had on me was my cell phone & i wasn't about to get up close & personal with them.
