The sales being hyped up on here appear to be outliers. The current market is relatively weak compared to recent years...or even recent months.

If you look at recent sales in Westwood, a lot of them sold below list price. Reading this forum, though, one might get the impression that the market is scorching hot.

I agree it's a nice house in a nice neighborhood but not my style home either. I am wondering if maybe these people think it's going to be their 'forever home' and they just had to have it no matter the price. I mean if they stay there like 15-20+ years they should be able to get their money back or is Westwood real estate so hot that they could turn around and sell it for more than what they just paid in like a year or two? That's the thing, no one really knows so it is certainly a big gamble to offer ~$400K+ over list on something. Maybe they have money to burn and don't care?

I think what's happening is that people want houses without any problems...and they're still willing to pay strong. But anything with even minor problems seems to have become a tough sell.

The two homes I listed above don't appear to have problems, but both are dated...and one is a two bedroom. In some areas it seems people are willing to pay quite a bit over asking.

Yikes, that $759K one the buyers only put like $22K down. That would give me anxiety! Maybe first time buyers willing to risk anything to get in to Duxbury?


The first one, the cape....I like that one....if they renovate that kitchen....they've got themselves a nice,really charming house....seems like lots of privacy in backyard too. Not sure it's quite worthy of a $1.1 M price but ya know....people gotta get into Dux and there's a price for that. lol

Yes the first one is nice, but like you i'm not sure on the 1.1M nice either.

I mean...as far as I can see if you are selling a home in MA the market is kind of scorching hot still.

I went to an open house on the Friday of Veteran's Day on the south shore. The open house started at 11am and I got there at 11:05. There were already 4 families there ahead of me and by the time I left 30 min or so later, the driveway (it was a long driveway with the house set back from the road) was packed with probably 18-20 cars. Realtors and families crawling out of the damn woodwork from every direction - it felt like 2021 all over again. They had 3 open houses scheduled that weekend and it was under agreement by Monday. So while I think some houses are sitting right now when they're priced too greedily, there's absolutely a huge demand for houses that are nice enough.
