Realtors and families crawling out of the damn woodwork from every direction - it felt like 2021 all over again. They had 3 open houses scheduled that weekend and it was under agreement by Monday. So while I think some houses are sitting right now when they're priced too greedily, there's absolutely a huge demand for houses that are nice enough.
What town was this in?

Just because things are sitting longer doesn't mean they're not overpriced still. Towns like hingham, norwell, Duxbury and cohasset will always be desirable

not saying it's as hot as 2021...but people selling are making out quite well still. Now if you bought in 2021 and want to sell now you might be in some trouble.

"The quicker they rise, the harder they fall."

This may apply to the towns being discussed (Westwood and Duxbury).

What about the ones in Weymouth that recently went for $100K over list? I wouldn't think of Weymouth in the same leagues as Westwood or Duxbury.

Things might fall slightly...but I dont see them falling by much. It's also December and the fact that places are still selling for 100k over asking says a lot.

Definitely not in the same league, but the price points are lower in Weymouth.

Someone recently mentioned that raised ranches in Dedham are going for 1.2M. To me, that just doesn't make any sense. I can see that number getting cut in half.

There just aren't that many houses for sale this time of year. If you need to buy then you need to be less picky and possibly pay more than you planned to.
