I spent a year there at age 45, and it seemed like the older folks had a lot more on the ball than the under 40 crowd. The few UNLV grads I met were solid, including my buyer's agent. She is an immigrant, and, they are often the ones propping up ed levels and math scores. Not the only place like that. As much as Phoenix is a Hellhole, there were a lot of educated people, in addition to the many that just fell off a garbage truck.

FYI, as far as things to do Las Vegas is rated the #! place for outdoor activities because within a half a day's drive you have Death Valley, Zion, Bryce, Grand Canyon and many many more.
The coldest month January averages in 50's for high and 30's for lows. Wouldn't call that cold at all.

I lived in Vegas over 30 years. I have not lived there recently since moving to another state. I came back for 10 months to take care of some things about 5 years ago.

I have not seen the newer hotels and have to Google most of the ones that don't sound familiar. I will tell you I was shocked to find (on Youtube) that the Palms was closed! Then they drove down to the Texas Station and it as empty. I used to go in both hotels just mentioned plenty of times. That being said, Vegas will recover and get back to the sweet girl she always was!

The Good: no bugs no humidity, but you do have 4 seasons. It has snow here from time to time and I seen LOTS fall and everyone makes snowmen. It seems surreal to see palm trees with snow on them but if you like 4 seasons, this is your place!

Houses are cheaper here than many cities. Apartment prices have went up but not that far out of reach.

Crime is a hit or miss here. Just watch your items, watch your back if you are in a parking lot alone at night and just use common sense. I make it my own personal rule to not be out in the dark unless I am with someone. Feels a bit safer.

The negatives: Not a lot of rain, trees or green grass. I understand why but visually I love forests and oceans. I would say I can't think of any further negatives. I hope you come down stay a little bit and see if this is right for you.

Oh, did I forget to mention? It can get 117 degrees in summer.

I will give you a couple of arguments. In 25 years here and 20 years selling real estate I have seen one snowfall that led to snowmen and snow forts. And that was a very narrow zone in southern Henderson. In that storm the NW got none. We just had a snow in the NW a couple of weeks ago. Kind of neat but it started around dawn and it was all gone by noon. And that is it for the last couple of years.

I would also point out I live in a forest with a couple of large Bermuda lawns. We have some very nice desert slices in front but they are all quite green. But sections of native underbrush.

And I think 117 has been reached only a few times in recorded history. Normal highs rarely get above 110. And average highs are well less than that.

An interesting view..

And I would point out that our first spring rose bloomed this week. Big red up high. But the whole set of bushes is close behind - so we will have rose heaven in a couple of weeks.

Feels like four to me. Winter is brief and mild, but it's the coldest time of year just like everywhere. Spring starts early and the temps are great. Summer is hot and a bit long. Fall starts late and temps are great again. I like that it's cooler here than Phoenix at some times of the year and it's not as brutally hot for as long.

I just got here but I feel like Las Vegas has 3 seasons: Summer, Fall and
Spring. Compared to other places I've lived, there isn't really a winter.
(and I'm perfectly happy with no winter!)

I'd say there was about of week of "cold" weather in 2021, lol. I called it winter, but more than half jokingly. I lived in Illinois most of my life, there are worse places but I'd never go there in the winter. I don't like cold and snow, I tried skiing, not enjoyable to me.

I've been to Vegas a handful of times (as a tourist).

2 types of people stand out: The "blue collar big shot" that wants to go to Vegas 1-2 times a year and be the big shot that he/she is NOT in Hometown, USA. I went to the SEMA show years ago with a buddy that actually rented a hotel room BIGGER than his whole house! I rented on the same floor of the same hotel a regular room that was literally 1/4 of the price of his corner unit apartment!

The other type is the seedier side of Vegas, the down on their luck, the schemers, the hookers propositioning you in the casinos, the street "sellers" of entertainment offer or trying to get you into a certain establishment. I can only consider Key West as a rival to people that moved there to "make it big" only to be a loser in a new location.
