From the fork where Main starts, both side of Main out to Wyoming, The south side of Wyoming back to the strip, and the West side of the strip from Main to Wyoming would be a great redeveloment project.

Don't see it as more gaming. Do midrise apartments over stores, with parking below/behind. We keep seeing people on the board who want a more urban walkable neighborhood. It could be done here. If it takes, it would spread to the surrounding blocks.

The people who are likely to redevelop that area are going to want the highest and best use of that property. And highest and best will likely include gaming. But there's no reason the area couldn't become an urban "The District" -- with mid-rise condos instead of just condos. It would likely be the best thing that could happen for the north end of the strip and downtown.

I have a feeling that's what Zappo's envisions for the area. (I find it odd that nobody on the Las Vegas forum works at Zappos -- and can comment on their plans.)

I used to have access(subscription) to all Loopnet.com commercial properties for sale and auction but not anymore. I was going to post the specifics of what was for sale as a complete package in Naked city but could not without the premium account. But as a regular member I did come across another parcel on LVB and Charleston.

I believe they are still trying to fill positions for the Vegas location. At least this is what the official site said last time someone posted it. So far it has been all show and hardly any work, from what I can tell. In my home town of Savannah. When the major redevelopment was happening(gentrification), there were no press releases, no news updates, no spokes person. Nothing. Just a bunch of wealthy corporations and individuals taking action right up under the people that lived in the poor neighborhoods. Starbucks, Jamba Juice, urban bars and health food stores on every corner. Then classify all the old homes as "historic". Raise the rents, clean up the area, update the landscaping, have an appearance from Paula Dean, raise the rents some more, make way for the tourists...

Then the news media took notice after everything was all said and done.

Tough. You don't have any great old homes in this area.

Across the Blvd perhaps some and that area was gentrifying pretty quick but I think it mostly stopped with the recession.

The two loft buildings and the Ogden would I think have put a stop to significant condo development in that area. There was one proposed and with pretty good response as a lower rise middle income just across 95 but it was abandoned as the boom busted.

Note the townhouses on Shadow were also not successful and ended up leased in the complex on the east side of the street.

Even mid rise Condos are expensive to build. See little charm in this environment.

So no you are not likely to get housing in that area for the foreseeable future. Maybe in 15 years.

It's not like we're ever going to see a "Las Vegas Historical Preservation Society." We're the "blow it up and build it fresh" city, after all.

When gentrification happens, it will start with bulldozers.

Not so...I've seen it with my own eyes. I've seen gentrification of partially burnt homes from squatters.

Seriously though there is one area that I always love driving through that has the historic/ elegant feel and has been kept up redone and maintained. Along Alta between Rancho and Valley View.

There's lots of better gaming land available south of Sahara (big honkin' blocks of it.) The area I'm talking about is really too small for a major casino. But it's big enough for what I'm talking about (depend on how the parking is handled)

Consider yourselves lucky. We have all that here (NYC.) It ends up being more a political tool for the NIMBY crowd to block anything they don't want to get built, and serves no real purpose.
