Looking for some opinions on Upper Valley housing and communities (good and bad). I have lived on the west side before and on Ft. Bliss. Based on school magnet program criteria, I need to stay within the EPISD boundaries. For the size house I'm looking for (min 2,600 sq ft and large lot, and less than 10 yrs old)). I see 3 potential areas to live:

1. West Side east of Red Road (I am familiar with that area and know that the new area North of Red Road is Canutillo School district).

2. North East (I am generally familiar with that area since since my children have attended school there). Most lots off of MLK are fairly small and houses in my desired sq ft are few and far between. Houses behind Chapin HS and up the moutnain are mostly 20 yrs old or older.

3. Upper Vally: other than driving thur a few times, am not very familiar with the area and community. any info would be appreciated.

In the North East there are builders here building large homes. Also look in the North Hills area. lots of large houses there, and bigger lots than the new ones being built.

Maybe contact a Realtor. they would be able to give you a quick list. Or look online.

I lived iin the Upper Valley for five years. I loved my home. Generally, the lots are bigger, the homes older and the landscaping mature. It had a more rural feel but that has pretty much gone with loads of cheaply constructed homes on tiny lots. The other more expensive new homes are wildly more expensive and are on tiny lots. The upper valley is the highest property tax area in El Paso. So, while you may be able to afford a 250,000.00 or 300,000.00 house, would you want to pay 600.00 per month in taxes? That was my dilemna and I decided no and sold out. Also, generally you pay more for groceries, gas, etc. by living in the upper valley because the theory is you must be rich to live there! Check out Zillow.com for some pricing and availability. Contact me as I know of a 3000 sq.foot home in the upper valley that needs to be sold out of a divorce (not mine) and you could probably get a good deal on it. This home was built in 1997 or there about. It is on a half acre lot. I am not a realtor. I would not make any money on the sale of this property. My friend, owns this home and is going through a divorce and he wants to rid himself of his connection to his soon to be ex-wife. Good luck.

el pasomove;;; you might want to look in the area bordered by mesa,sunlandpark,and balboa there are some big houses there and the price is right try off of fiesta and de leon i forgot the name of the neighborhood on the westside

some new homes are being built on McNutt on the west side which is technically not Santa Teresa , NM , builder is Winton/ flair I think , property taxes are much lower but again this is not El paso , plenty of Big homes big property taxes in the west side just south of transmountain road...

It depends on what you mean by large lot -- if you mean large as in what people in other cities have for large lots -- then you'd have to look at the Upper Valley but it's limited in area if you have to stay in the EPISD. Most of the new growth is in the Gadsen district or Canutillo district.

But there should be enough houses over 2600 sq ft with large lots in the Upper Valley that is in the EPISD.

what is the best area to live with pets I don't want to be bugged by the neighbors! I have dogs and cats and i am able to pay 2000 a month I need also good schools for an 11 year old boy, i will be moving to el paso soon, and need to find out I rescue feral cats so they are inside out cats!

You should look into the Alta Valle Del Sol subdivision in the Upper Valley near Borderland and Artcraft. The houses are beautiful and they are adjacent to a river park and have excellent views of the mountains. I believe the builder is Padilla Homes.

That's actually decent when you factor in the beautiful area, living basically on a mountain. 300k and 7.2k in taxes, that's a decent rate an by no means expensive. Anyone that can afford a 300k home is making decent change.

What's your price range OP. Kinda important.

We looked at the Country Club area and Willows....probably not conducive to a large cat and dog sanctuary type activity. Weren't too keen on the mosquito problems down there though. I believe the schools in UV feed Franklin and Coronado High Schools (good hi schools)...heard Zach White is a good elementary.
