If this is it I would be shocked. Staples and Office Depot are not very far away at all and never really busy. Office Depot just renovated too.

Office depot owns office max and has been closing most of their locations that overlay with office depot so I don't think there is any way of them building there. Plus if you look that office store sector isn't doing very well and is rumored to be closing stores soon.
South Tar Greenway Ph. IIIA (Town Common to Nash St.) is fully funded. City is having issues with the contractor but anticipates getting started "soon." Wouldn't be surprised to see it finally get under way late this year/early next.
A new craft beer and wine store will be joining Greenville’s burgeoning Dickinson Avenue corridor now that the city’s Board of Adjustment has approved a special-use permit requested by the proprietors.
Andrew and Kristen Moss appeared before the board on Tuesday seeking a permit to operate the business at 814 Dickinson Ave., just northeast of Clark Street in the store front that once housed the Pool Table Shop.
The store will have onsite sales and seating and outside sales that Andrew Moss said will serve the growing area.
“We’ll have beer and wine for sale at the location as well as outside sales ... We anticipate, especially with the new apartment buildings that are being built as well as the business that are coming downtown, we certainly will have enough to be able to facilitate all the outbound sales.”
The store will offer local and craft beer, wine and champagne. It will have 50 taps and 45 bottled beers. Consumers can take home tapped beer in bottles and growlers.
Kristen Moss said the couple is working with contractors to recess the front of the 3,000-square-foot building to offer an open air seating area similar to neighboring Pitt Street Brewery. She said food will not be prepared on site but the business will offer prepared snacks.
Staff recommended the business receive the permit, which complies with permitted uses in the downtown commercial zoning district. Other businesses in the area include a law office, a garage, a shoe and saddle and feed store, restaurants, fitness studios and churches.
