This area is significantly more expensive and urban than Parkside and a lot less black. Personally Id much rather be here than Parkside though.
To recreate Parkside he may want to look at 02119 not 02120.
He makes over $100k so budget isn’t an issue. I don’t know if he actually has a black percentage preference. I think he just wants the population to be similar to Ward 7.
He will have his car so he can drive to the grocery store and bars or clubs.

That zipcode is probably the 2nd/3rd crime riddled area in Boston, maybe 4/5th in the whole GBA area.

How big is that zip code? Is crime everywhere in the zip code? I think crime is expected in a big city, but it’s usually in certain neighborhoods. If not that area, what is your recommendation? The same areas that were recommended?

He can live just about anywhere south of Stoughton Street in between blue Hill Ave and Dorchester Ave (two very straight, long arterials.
he can also try Hyde Park closer to Mattapan As well as Roxbury out to Columbus Ave
The best neighborhoods in terms of being beautiful black and renovated are H-Block (Roxbury), Ashmont Hill (Dorchester), Shawmut (Dorchester),
River Street (Mattapan) and Riverwood/Cleary Square (Hyde Park).
^ These suggestions are ones in pockets that put an emphasis on AfAm culture more than immigrant culture, arent 3+ bedrooms, and arent in super dangerous areas. Still, it will be more latino/immigrant than Parkside. Most of Hyde Park isn't available for renters.

If he's coming from Parkside 02121 is probably the same. You have to understand Ward 7. The Kenilworth Parkside area isn't all that middle class. Obviously, this is a dude who is not too afraid of crime in that way.

Yea all of 02121 has some shady people throughout.... so far as a violent crime? Street Crime? The closer to Seaver Street and Blue Hill ave the better, like within 3 blocks away from the main streets there's just a ton of gang activity. Probably ant to be in the southern portion of that zip. There's minimal gentrification there but you can try Harold street. As you can see here they've infilled vacant lots with a ton of attractive homes, but I'm confident they're for homeowners. renting in 02121 is not great its pretty hood..
id stick to 02125 or 02126
I lived in 02121 briefly in Crestwood Park/Townsend Street but thats a co-operative and I lived with my nana during college summers. And for all intents and purposes, it feels more like 02119.

Ehh kinda sorta. You will come across some areas in Boston where it's really nothing but black people (census blocks of 90%+). what black neighborhoods do exist arent nearly as lively as Le Droit nor are they frequented or visited by white people. Roxbury is the closest to that but still, there's virtually no social life for white people in Boston's blackest areas. They may live on the edges of Roxbury but that if they're broke and/or into social justice. They aren't seeking to socialize there much at all. Maybe coffee at Haley House, a non-profit bakery in Nubian Square.
There is new construction but it's usually leased out before it's built and much of it is already going to displaced residents in the form of all-affordable deed-restricted housing. For a 3 month window, he doesn't have much leeway or any ability to get into newer construction. As they won't be doing short-term rentals.
Dorchester, Roxbury, Hyde Park, and Mattapan all have different feels.
The non-black influence in Roxbury is mainly white yuppies/college students from the northeastern university to the North/West (10-12%) and the rest is Dominican/Puerto Rican(30-35%) then of course there's a large Cape Verdean cohort closer to Dorchester, east of Nubian Square. Some are fully assimilated and have been in Boston longer than African Americans, some are fresh off the boat. This is the most urban neighborhood of the 4, with the longest black legacy. In 2000 it was 66% black, today it hovers at about 50%. Its population is about 60,000 making it the second-largest neighborhood in the city. It is also the geographic Heart of the City. Most of Roxbury's black population is African American but there are also larges subsets of Cape Verdeans and Anglo-Afro-Hondurans a la Dart Adams Roxbury is synonymous with 02119 although its spills into 02120 and 02121.
Dorchester has some Vietnamese in Central Dorchester but also has a sizable white yuppie population in the far northeast corner (Savin Hill) and a Solid Irish-American contingent in the Southeast corner (Neponset, Cedar Grove, Adams Village, Popes Hill, Port Norfolk). Most all of Western Dorchester (Franklin Field, Frankling Hill, Grove Hall, WoW, Codamn Sqaure, Ashmont Hill), is very black (80-95%) with a mix of Angl-Caribbeans and African-Americans. This would generally be considered the gang hotbed of Boston and contains the most violence/crime in the city. Its covered mostly by 02121. Other Dorchester zip codes are 02122 02124 and 02125
Dorchester is by far and away the largest of all Boston neighborhoods with ~125,000 people it is essentially a city, its 45% black 20% Latino 10% Asian, 5% mixed race and 20% white.
Mattapan has few whites (4-5% very close to southern Dorchester) but that's it. Its predominately Haitian with a plurality of West Indians and maybe 20% African American and 20% Dominican. Overall its 75% blackout of 35k. Southern Mattapan is more suburban and middle class, Northern Mattapan is essentially the same as Western Dorchester. This is the neighborhood least prone to gentrification (along with Hyde Park). It carries relatively low social status. "Dustpan" Zipcode 02126
Hyde Park is about 50% black out of 35k mostly closer to Mattapan (my census tract was 68% African American) but also has many Puerto Ricans and Dominicans. Its 25% white (mostly Italian) but they live mainly in Fairmount Hill an Readville on the total edge of the city. Readville is almost a whole other neighborhood entirely. Generally, Hyde Park is safe, and dense suburban/ urban-suburban-mix yet not entirely... and includes predominately middle-class Black people many of whom are Haitian like Adjacent Mattapan but many of whom are 2nd generation African American, Jamaican, Bajan and Trinidadian. It has less to do than the other three neighborhoods but great access to suburban shopping and entertainment, much of which draws a mixed clientele. In 1990 Hyde park was predominately white, by 2000 that had changed. zipcode 02136. Its sort of spills into Roslindale zipcode 02131
