Anyhow, short of bespoke, they put 2 ultra exclusive jewelry brands at the top of their pyramid, Leviev and Graff Diamonds.

I was merely explaining why I disagree with Loro Piana being included on the list of biggest names. While it’s a global brand, I would say it’s still a notch below Gucci, Prada etc. Most people know the names such as Gucci, LV, Prada, Dior etc even if they have 0 interest in clothing whatsoever. Loro Piana isn’t as widely known.

I could be wrong but that’s how it seems to me.

Apple's largest store in the US is on Boylston Street in Boston- it is a stand-alone store outside of a mall.

In Boston's case there is a luxury mall downtown, that very accessible. In addition to th eoutdoor Newbury Street.

It was built int he 1980s and I think it's a simple function of the weather in Boston. The city is better for it. Store hopping in 20 degrees aint luxurious. Its pretty plugged in as there is a subway stop in there (COPLEY) so you don't even have to exit the building if you want.

Id say 80%+ of the people who go there came by foot/train I dont know where the Parking garage is but im sure its there. There's some nice skywalks so you can walk from building to building and see the city. Large windows at various points also let you see the garden and city, you can see them at the beggining of this video but also at the 4:40 mark.

Can Boston Support Two Luxury Shopping Neighborhoods? Experts Say Yes

For decades, Boston's Back Bay — home to Newbury Street and two malls — was the leading destination for high-end shopping in the city. Recently, a new retail hub has popped up, in the South Boston Seaport District, and it's evolved into the next high-end hot spot.

But the growth of one neighborhood hasn't come at the expense of the other: The Back Bay has retained its reputation, say experts, with its large assortment of shops and restaurants and central location.

“There’s no reason that a world-class city like Boston only has one neighborhood to shop in,” said Matthew Curtin, senior vice president at real estate brokerage CBRE.

Boston is long overdue for a second destination, Curtin contends, and he said he can’t think of another major city with just one shopping district. [lol, this is a super bougie take, Downtown Crossing exists as a pedestrian only shopping area in the middle of downtown- but its for locals/workign class/middle class]

“Both the Back Bay and the Seaport are on fire,” said Curtin. “I don’t see that changing. I think they’re very complementary to each other and really aren’t competing with one another.”

Two vibes, one city
The vacancy rate in the Back Bay, including Newbury Street, Boylston Street and the Prudential Center and Copley Place malls, has increased slightly over the past few years, according to CoStar, a commercial property company. In the second quarter of 2019, Back Bay’s vacancy rate was 2.5%. In the same quarter in 2020, it increased to 2.6% before jumping to 3.9% in 2021 and 4.7% in 2022.

At the same time, there's been a steady decline in vacancies at the Seaport as new buildings continue to spring up. In 2018, the Seaport had a 2.5% vacancy rate in the second quarter, dropping to 1.9% in the same quarter in 2019 before reaching near 0% in the following three years.

The Back Bay remains the more extensive shopping destination, sporting more than 300 shops, restaurants and services on Newbury Street alone. In contrast, the Seaport is still being built out, but already has close to 100 retail and shopping locations.

The stores along Newbury Street are unique, vary in size, and are in historic buildings. Many stores aren’t even on street level, with customers accessing them by stairways up or down, making accessibility difficult.

“Newbury has that European feel,” said Jammen. “No disrespect to the Seaport, but people don’t come to Boston to go see the Seaport, or ‘Dallas by the water’ as some people would call it.”

(^This is kind of what makes Boston a step above some od the newer cities for me too... Newbury Street is a true destination in the city- one of the biggest )

In the Seaport, all of the stores are brand-new, street level and easily accessible, giving retailers a blank canvas when they move in.

Koushik Koganti (Babu), the Godavari southern Indian food restaurant chain owner, has been eyeing the Seaport for a new location for years. In July 2021, he opened the Madras Dosa Co. at 55 Boston Wharf Road because he sees the Seaport as "the next destination for Boston."

The Madras Dosa Co. concept is one-of-a-kind in the country and the newest store for the Godavari brand. The Seaport seemed like the perfect destination to start it, he said.

“We were right,” said Koganti. “The foot traffic is great.”

The storefront, which used to close at 9 p.m., even extended its hours to 2 a.m. to meet the late-night demand, Koganti said.

Talking to tourists and visitors that come to the store, many say that they visited Boston a few years ago and saw it as a “dull city” without a “nightlife” and that it was just “historic.” But now, Koganti said, “the whole vibe changed with the Seaport."

I love how Tiffany has such a strong image that they even have an entire color associated with their brand, which is genius, yet only a superficial reminder of how long this company has been considered a purveyor of luxury in the United States.
