And walking distance to the bagel shop, grocery store, and banks. Four or five blocks from Barry Park. Very nice location.

Very true and even the Erie Boulevard corridor isn't too far either.

I've been living in that general neighborhood on and off since I was born in 1956. It's as stable and safe as any neighborhood in the city or suburbs and, as other have pointed out, the location is very convenient. It's also worth noting that even when the economy and/or real estate markets soften during cyclical changes - property prices and turnover in that part of town don't tend to be much affected. The reasonable prices and easy commute to SU and the hospitals provide a constant pool of interested buyers.
