We are yankee transplants who moved here from CT after living there for 28 years. However, we are originally from WV but that was a long time ago...LOL. We do live here full time...going on our 5th year.

Cypress River is completely finished as far as infrastructure goes...all roads paved, utilities buried, etc. It's pretty much done except for selling/building on all lots. It's really a nice community. I think what turns some people off are the relatively expensive (for MB) HOA fees (although full-time manned gated entrance is included), its somewhat out of the way location,
and its size (total number of homes to be built). Additionally, when you drive through it appears sparsely populated...because it is. The housing collapse halted construction and new starts are just beginning to fill in the empty lots.

As far as taxes, lots are taxed at 6% regardless of whether you're a resident or not so the 3x rule would apply. Check FAQ here for more info: Assessor - Horry County Government

I noticed in another thread on which you posted that you like the culture, etc of Boston. MB is definitely not Boston. It has it's own nice culture scene but more local talent/theater, etc. For larger museums, etc. you'll need to go to Charleston, Raleigh, Columbia, Greenville or Charlotte.

Lived in Cypress River Plantation for 1 yr. Bought a house that was built in '09. HOA fees are $120/mo. It is a higher end community than most of the surrounding neighborhoods, but not ostentatious. It is access gated/guarded, but not fenced in or walled up. There are over 500 lots, but homes occupy, maybe, 20%. Land prices were crazy here, before the bubble burst, and some lots went into foreclosure, but you won't find any going for bargain basement prices anymore, but there are some available. More like $35K and up. There are a few 'spec' homes being built currently, along with the resident built units. Things are starting to pick up. There are some previously owned homes for sale too.

We've made some fast friendships in just one year. Many, many good people. Several residents from SC, as well as many transplants. A good mix of families of all ages. Plenty of retired law enforcement, if you're worried about security.

There is a boat ramp/dock in the community, as well as a public ramp outside the development, on the Waccamaw River, which is part of the Intercoastal Waterway. Surfside beach is about 15 mins. away, due East.

As far as builders go, check out Steve Fournier Custom Building. His home is in Cypress River Plantation and he has built several here. He and his wife are outstanding neighbors and have become a good friends. His wife is a realtor if you want to check out properties or homes for sale.

It is 4+ miles to get to Rt. 707, but I like being a little set back from it all. Not too close and not too far.
There will be some disruptions around here, for the next 3 yrs., while they widen Rt. 707 and extend Hwy 31 to an interchange on 707. I believe prices here will jump when that's finished and the increased accessibility makes this community very desirable.

As CTyankee54 said, "MB is definitely not Boston". This is South Carolina and we moved her to become part of this culture. We tell people that we escaped The Peoples Republic of Maryland. We are proud to consider ourselves South Carolinians.

We are also planning to retire in a gated community 55 and older and school buses we dont want to see just ambulances . and have also heard of a community called Water Bridge in SC. South Carolina seems to be an excelant choice as well as Florida conserning pentions. Can anyone suggest another community to retire in.

I am confused. Waterbridge in Myrtle Beach is gated community but it is not an age-restricted (55+) community. Do you want age-restricted or not?

If you do want age-restricted, Del Webb has three communities in South Carolina. There is also Seasons at Prince Creek West in Murrells Inlet.
