I'd pick Palmetto Bay among your choices but still want to look closer in at Pinecrest and coral cables. There's got to be something in Coral Gables in your budget. You may have to compromise with a townhouse. It doesn't sound like you want to but it would surely give you more time out of a car with a hellish commute to be with your family.

I am tracking Palmetto Bay because it is further than CG or PC, so I figured I can use that time to gauge the closer spots. Don't really want to keep tracking tons of targets.

School Districts are important to me rather than the size of homes and I do not want to pay for private school. Once I get there (hopefully soon), I can drive around neighborhoods and ask to visit some schools

When you say you are tracking the time, are you actually driving it or are you logging the readings from Google Maps?

Among the best public schools arguably in the state are in Coral Gables but they are prep academies or magnet schools that you have to apply to. Admission isn't guaranteed. The better district based public schools are in Pinecrest/Palmetto Bay. You may want to live in pinecrest/Palmetto Bay and apply to the coral gables magnets anyway. That way you'll make sure your kids go someplace great.

The only thing I can do is log times using google maps...but I do it live, not estimated. For example, at 6:30 I set my location to brickell and tell it to navigate me

I will track my time when I go there for a week. I intend to drive it 5 times during 630, at least once per location to see how it compares

If you are accepted into a school, is it for the duration of the class grade to next graduation or is it year by year basis?

As far as I know as long as you meet the academic / disciplinary standards, once you are admitted you stay. For example, an incoming 9th grader can graduate high school at the magnet.

Or the cost of commuting for a couple of hours a day. I've never understood why anyone would do such a commute, especially when you are starting from scratch. I get it if a job moves and packing up the family to move 45 minutes away might not work... but if you are just coming in fresh and can live anywhere, my goodness why would anyone not live near work?

Also, look into iprep academy. It's a public k-12 magnet in downtowm miami. Very highly rated.

If your kids get in here, you could just live in Brickell and walk to work.
