Seems like you'd have to get more than 930k fixed up for that house @150 sq ft if bought at 750k. Are 1100 sq ft houses in Newport in that neighborhood currently going close to 1 mil?

This one here looks more or less move in for 750k. The 5th ward is considered to be pretty decent.

I don't think houses are going for $1 mil in that neighborhood (bounded by Van Zandt; America's Cup; Washington Street and Long Wharf). There was a new build that exceeded the $1 mil mark, however, in general, the square footage is a limiting factor.

5th Ward is great with all the recent renovations going on in the neighborhood, however that property does not have off-street parking/space for a garage which is a huge drawback.

Besides all of the negatives already mentioned about the Newport house, I'd also question the idea that a 'money making opportunity' was posted on a public forum

LOCATION? Honestly, it's not a great area.

historic? It's from 1915. There are truly historic houses in that area from the 1700s.

It's close to downtown, but no not the best neighborhood. I can see some "get rich quick" bozo trying to convert it into an Airbnb rental, or something of that nature. I just wish there were more people motivated to earn an honorable living these days.

Similar to how Hope Street is the dividing line on the East Side, Broadway is the dividing line in Newport.

Historic real estate...not so much. But I don't think you need to be an expert to recognize that a 1915 house is practically modern on a street with houses from 1760.
