Checkout some of these Master planned communities and compare it you your place. Weren't you the person asking for advice about evicting a section 8 renter from your home so you can move back in? It sounds like you don't exactly have the best location either.

The reason I am moving back in is because I sold my house for 149% more than I paid for it 2 years ago. Ironically, you had declared the entire area "ghetto". Sec 8 was across the street from my parents, now it's for sale for 324,900. The house next door sold for 370 a few months ago. That's probably another thing in Surprise people need to come to grips with.
My unit, which has been leased for two years to a disabled vet gets a walkscore of 80. Its great location is why I am concerned they don't want to move. I was looking at the worst case scenario. Meanwhile, look at these MPCs on the soils map. It's going to be clay city for the most part. Just hope those cracks get wider than 1/4 of an inch, or they won't fix them. How's the illegal motel going?

I'm up 50% as well inside of 2 years. But I'm not selling. There is a lot more room to go in my Masterplanned community!

MN, I don't know where you studied Maff, but there is a big difference between 50% and 149%.

My bad. The "maff" you presented didn't sink in my brain. After all its an internet forum and exaggerations can sometimes run wild. Your home more than doubled in 2 years? That happens all the time.

Being such a RE guru, why did you rent out your place in Phoenix? Did you buy at the top of the market?

In all seriousness, I'm a huge fan of master planned communities. I was told that 70% of the 2012 Surprise housing starts occurred in a master planned community.

Appreciation was a bonus. We love it.

A little off topic but I think this is the Khuntrevor guy (another new screen name?) that bought like an $18,000 house with cash. I guess I would rather have a $300,000 house which was leveraged and went up 50% versus an $18,000 house for cash that went up 150% (math again). And he isn't counting any upgrades to the property which would add to the cost basis and cut into that 150%.

The condo was purchased for 15 cents on the Dollar versus what folks had paid a mere 18 months earlier.
Most SFRs at the lower end of the Phoenix Market (we were all warned) have doubled in the last two years. It was nice for the buyer to pay half of the Owner's Policy and it was nice for me to do a FSBO, and it is also quite nice that this was not a taxable event.

A few posts ago you were dropping $340K - $370K type numbers. Now all of a sudden you own a lower end home. No more details needed. It doesn't matter.
