How about "bad areas" in the Santa Clarita Valley cities, unincorporated LA County, and easterly areas like Acton? These areas were just being developed when we moved back east in 1989.

This area appeals to my wife and I, since research and reading this forum have made it out to be a preferable area to live over the SF valley or the basin.

Santa Clarita & Acton are great, but Palmdale & Lancaster stinks. West Palmdale maybe the exception.

I would agree Palmdale (east) and Lancaster are not areas I would suggest a family start out. East Palmdale is considered the pit by local law enforcement and rightly so it’s infested with section 8 tennants (not to say all section 8 tennants are bad) however, the vast majority are gangs and drugs run the high desert not to mention prostitution. On the brighter side they (Palmdale) have built a new jail facility.

Wow...this thread has me thinking moving to the Valley (Studio City, Sherman Oaks, Encino etc.) may not be such a good idea.

There are still parts of these cities that are okay; you just have to be careful what street and building you choose.

The SFV has always been an armpit. Look at Panorama City, Lakeview Terrace, Tujunga, North Hollywood. I'm sure there's a nice street here or there, somewhere in that hellhole though. Burbank is about the only place with any redemption value, imo.
I hadn't ever heard it while we lived in CA, but apparently the SFV is the porn capitol of the US. EWWWW

Twenty or thirty years ago, the SF Valley was actually quite nice. Yes, it is indeed known as the porn capital of the world, a distinction I really wish it did not have.

There are still decent areas, but you need to stay close to Ventura Blvd. or out in the west Valley. Woodland Hills is still very nice (and expensive, of course), for example.
