agreed. The 405 freeway use to be a dividing line. Not so true anymore.

let me put it this way the valley suck as whole period. van nuys,sun valley,sunland, pacoima,sylmar,panorama city some parts of nortridge,reseda, canoga park, some parts of chatsworths winneika and north hollywood is a dump, also the street sucks, you feel like your living in mexico which is the truth these days everything cost too much too to rent i was homeless for year and half lucky i was able to move back to northern ca and living with my dad and step mom living in a nice 500,000 home again living the good life till i get my disability from a work injury and so forth and leaving this state for good. also the traffic is getting worse not better. the public bus system suck big time. the only area i seen some improvement is around the north hollywood subway station with some up scale apartments in that area overall the nice area of the valley studio city, toluca lake, sherman oaks,encino, tarzana and woodland and northern part of chatsworths and west hills and your still paying too much for the homes out there too but thats my thought. but overall since i left back north i don't even miss the valley at all just only the few people i met over the years i was living there......

I think that your statement is very accurate. I grew up in Sylmar, which developers are trying to "clean up" with brand new 900,000 dollar homes that the current residents cannot afford.

I dont think its going downhill at all. Pretty much all the buildings and construction that was done here in the SFV was done decades ago and that's why they are getting old. Another reason I don't think its going dowhill is because just in these past months I have seen MANY new apartment complexes and new houses being built. Also, many neighborhoods are being renovated. It's gonna take time to rebuild the SFV but it will happen.

lol... The first time I went to Tijuana I thought, "Wow, this looks just like the SFV!"

The Tijuana "River" also has an uncanny resemblance to the L.A. "River".
