Why do you say that places like Sherman Oaks, Studio City, Encino are bad places? The homes there start at about 1 million.

You are right in one regard, Sherman Oaks is close to Van Nuys, Studio City is close to N. Hollywood etc. You are always a short drive from a bad area!

But the areas of what was North Hollywood which border on Studio City are no longer called North Hollywood - they're "Valley Village" and "Noho" now.

I'd say because it's true. Yes, the homes are still in good shape and are expensive, but have you ever checked into some of the apartment buildings in these areas? I live in one, and I've seen the quality of the tenants go downhill. Basically, if a prospective tenant has a pulse and can pass the credit check, they're in. The only way anyone is ever evicted from my building is for non-payment of rent.

So you're talking about drug dealers? Sandy, they exist in EVERY neighborhood in L.A. County from Bel Air and Palos Verdes to Compton and Lynwood, and every area in between those two extremes. Make that every neighborhood in California or for that matter every neighborhood in North America.

You know, there's a difference between a little "high school drug problem," and the crack dealers on the corner of Van Nuys Blvd and Sherman Way. Although your statement may sound reasonable, most safe communities do not have a visible drug problem. If you want to find out, visit RPV and start asking people if they have any "weed."

I'm very well aware there is a difference between some small time guy selling weed out of his house and gang members selling crack, meth or heroin on the streets. The key word is "visible", i.e. public. Also, there is a clear difference between cannabis and hard drugs.

BTW, remember the news story about the meth house in Newport Beach?

Yes, it exists. It made the front page of the Daily Breeze. In LA, a meth house MIGHT not even get a paragraph mention in section B, page 42..lol

The reason why I brought it up was to show how that sort of thing goes on in places where you wouldn't think about it. Since you seem to be very much in love with Newport (IMO, it's an OK place to visit but I wouldn't want to live there, too sterile), maybe I should have chosen another example that's actually in LA County: there is no visible street drug dealing in Beverly Hills but only a fool would deny that there are drug dealers who live there and do business there.

Default Apartment Complex Landlord

I own a rental unit out of state and the reason why I did not buy one here is because prices are too high for the investment to make sense. The only areas that they start to make sense is in Van Nuys where the tennant quality is poor.

If the landlord does not care about the tennant its because they just want to get their mortgage paid and do not want any vacancies because it means more negative cash flow.

Also in L.A. you have section 8 housing which brings some of the worse quality tennants.

I agree the housing in the areas are good, but some of the complex's are real down.
