No one walking around Malcolm X ave in Bed-Stuy the way they do today. Murder ave doesn't exist anymore, but in 2002 it was as live as ever. Walk out your brownstone, jump on the Jackie, and you're at your 1930s/1940s beach cottage in under two hours. And the bank lent you the $150k just because they know how much your Brooklyn rowhouse is worth now. No money down. Plus the baby boomers weren't even of age yet in 2002.

Facts.... And let's not forget the Millennials like my sister who teaches in Manhattan , lives in Queens and comes to Long Island every weekend and all summer to frolic on the beaches. These kids live on the beach. What better place for her to buy then in Mastic Beach? Long commute but only for ten months.

I already have 4 friends who own homes there. They are all civil servants who have remodeled their homes . We BBQ and party there every summer without any problems. The price is right. It won't be forever.

Sounds like Mastic is gonna be just as desirable as the Poconos for the riff raff.

irrelevant but I'll play along. Even with those high poverty rates the worst parts of Brooklyn had everything going for it that I previously mentioned. Mastic has one thing. And it's not like it's some walkable beach community where you load up your wagon and head to the beach. You still have to load up the car and deal with the crowds at Smith Point. fun!

In other good news, has the pollution from the lab made its way to Mastic yet?

maybe an area that is low crime, closer to her job, has better housing stock, is not close to section 8, and has a vibrant restaurant/nightlife scene? Just a thought...

Mastic Beach has great potential to become a walkable marina community. And I do realize how easy it is to take an Uber to Smith Point Beach in 5 minutes, but I was thinking about taking my small personal boat to the more remote parts of Fire Island. Short boat ride too. Or maybe I'll off-road my Jeep Wrangler there. At least they don't have the Newtown Creek or the Gowanus Canal flowing into the area, and the Forge flows out. Looking forward to the new Tech District that will be opening up in the area between Brookhaven National Labs and the LIE.
