Those who sit around and laugh at the innovators always say "why didn't I think of that"? G Dale has it right. Beachfront property. All it needs is investment and a vision. Mastic will change. The conditions are ripe for creating a water based community.
A place like this (what Mastic Beach will become) does not currently exist on Long Island. The Mastics got character. It won't just be a bunch of white people wearing Sperrys, white linen button downs, and khaki shorts. Nor will it be gelled up strong island to the fullest.
One of the private marinas might be for sale. That will be a game changer.
So OP wants a big home for a low sticker price, probably with low, low taxes to boot. There's an island off the coast, I think it's called 'Fantasy Island.' Good luck with that. Housing prices on LI have risen to ridiculous levels once again and when a 3 bdrm cape in New Hyde Park costs $800k, good luck finding you're big house on LI, with a low, low sticker price. If it's not a wreck, the LI carry costs will bankrupt you.
You can't just call it Mastic. It's "the Mastics" that will catch interest of minds. Either that or Mastic Beach, but Shirley plays an important part of it too.
