That is why I'd personally have my beach bungalow in Mastic Beach than the Rockaways, or even Long Beach for that matter. And the Hamptons are too far. Making Mastic Beach the perfect distance away.

The Mastic drive is worse than the LIRR on its worst day. Sunrise or LIE to WFP to Montauk Highway (little one lane congested Montauk Highway)...all that just to get to a dreg filled craphole. Or a lovely cruise down Neighborhood Road. Arrive at your one level ranch on a block with no sidewalks, front lawns littered with knee high grass, old cars/boats, well manicured chain link fences, and if you're lucky, the crew sluts will be out with their track marks on full display. Breast feeding while cooking dope is an art form in Mastic.

No it hasn't. How so? Your a Long Islander, so you probably just don't get it. You tried throwing Philly out there, lol, which doesn't have close to the potential as Eastern Suffolk. You should seriously consider investing in Mastic Beach. All them ex-Long Islanders living in Bushwick today will have second homes there soon.
Our first house was in West Islip during the early 1970s and I remember driving through Bay Shore on Main Street (27A) and thinking, "okay, well here's where I am definitely NOT going to be doing any shopping." Then (late 1970s? not sure) when the Long Island Aquarium was scouting for its location, Bay Shore was one of the contenders. A sudden flurry of community-funded revitalization took place with a view toward bettering BS's chances. I figured that after Riverhead was chosen instead, that'd be the end of the improvement cycle, but it wasn't. Nowadays the Main Street area is pretty nice (especially if you remember what it was like previously!), and even the eastern end, adjacent to the hospital, looks good. Of course it helped when Southside Hospital was taken over by NSLIJ/Northwell too.
It's true that the south-of-Montauk part of Bay Shore was always really nice; there are some beautiful old homes down there. But even the Montauk-to-Sunrise Hwy section has improved. My son rented a townhouse apartment for a couple of years at Chatham Square on Union Blvd, right along the RR tracks. The apartments are really nice, each with its own garage on the first floor. Two-bedrooms are $2500/month. I think those were built in the late 1990s if I recall. If anyone had told me in 1973 that there'd be high-end apartments in Bay Shore I'd have said they were crazy.
