Too bad you can't get Dominion (https://www.dom.com/) to take over. The service is great and the rates reasonable, being the only power company in the state they can't raise the rates without permission of the State Corporation Commision.

I would dream a little further west... say Colorado or Utah Property taxes on 3800 sq. ft. are less than 1% of the purchase price. $400k goes pretty far in SLC, if you can get past the Mormons.

Living on Long Island is like living in Sherwood Forest except instead of robbing from the rich and giving it to the poor.......they rob from the rich and give it to the richer.

I think, private or public, what the electricity provider on LI needs first and foremost is strict oversight.

I looked in southern UT. I didn't need 3800 sf, but it seems that the nicer neighborhoods have the larger homes. One house I really liked was only $599K for approx 3200 sf LOL
