Moving from one vicinity to another within the county just so you could be closer to shopping. That would be the worst reason to move in this market imo. OTOH I can understand why you would be attracted to Murabella since it seems to be one of the most promising developments and growing. That and of course the SJC schools.

We have been looking at building for awhile, so we have done lots of research. We are currently in a condo at the King and the Bear. They do not have CDD fees, but they do have quarterly HOA fees which are $400/quarter. That goes towards the landscape upkeep, gate/security, pool maintenance, fitness center, etc. I have enjoyed staying here. I felt safe especially since I knew nothing about the area. I love that the lap pool is heated and open year round. There are not many children compared to other subdivisions. I believe the back of the subdivision has more children, but it adds some time on to your commute just getting out of the subdivision. We are getting ready to move into a rental home in Heritage Landing until we are in the position to buy/build. Good luck!

I live in Samara Lakes and have been here since 2007. No CDD fees here. HOA fees are pretty low too (around $500/yr). All these neighborhoods in WGV area have the "cookie cutter" type houses. There are some variations as the builders around here have switched out in the midst of the housing slump we experienced.

The Meadows, across pacetti rd. from Samara lakes is CDD free and I believe has a low HOA fee or none at all... I heard some hearsay/2nd hand stories that the residents got rid of the HOA or did something to change the way it was run there a while back. Could be total BS but, just say'n.

There are some properties in the WGV area that are more traditional and not part of any of the larger developments. Look along SR16 from the outlets to the river. Look along CR208 from the outlets to the river. There's also S Francis Rd. which connects the world commerce dr. to SR16.

Also, if you travel a little further south (past samara lakes) on pacetti rd., there's a stop light that was put up and is not functional yet... That is going to be an entrance to another HUGE development that I remember hearing was going to be geared towards equestrian styling and accommodations... Talking bigger lots and room for horses. Again, just hearsay/2nd hand convo. That neighborhood though never happened. Roads aren't even paved yet. They put in the infrastructure and limerocked the roads but, whoever was developing it really hit the brakes or pulled out. I have driven back there before they dropped the logs in front of the entrance and it did look like the lots were spaced out ALOT more. Have no clue though, how long that will sit till somebody deems it worthy of trying again.

Ultimately, I think the WGV area as well as some others around NE FL are in the same boat for resale. So many new homes being build and still a lot of leftover foreclosures from the folks that didn't fare to well back during the bust. Until the builders run out of space in these big new developments the foreclosures will probably just sit.. Once the developments are done though (I guess 10 years yet), I bet the commercial development will have increased a lot and those foreclosures will start to disappear. That's when, this area, IMO, will have much better resale. So, if you think you'll be here for at least 10-15 years, its a great spot.

Nocatee and Palencia are in the same boat. They slowed down so much in 2008 and it will be a while till it picks back up. Palencia is like a whole town in itself divided into smaller sub sections within the whole... only like two roads that lead in. I've only been out to Nocatee like two or three times and its a much bigger area but, seems like the least developed (at least the last time I was there - year or two ago). Maybe somebody from there could expand on that.

WGV is a very specific area, is there a particular reason you are focusing on that particular community?
