regardless of what level you're at the tax rates are very similar, a 300k house in PVB or a 300k house in NJ cost the almost the same in property taxes, the same goes for million dollar+ homes.

the diference is that you get more house for the money in the Jax area

That doesn't sound right, at least not for the parts of NJ that I know (Northern end). Now if you've owned your NJ house for many years and your asessment is low, or if you're in a rural part of NJ where the millage rate is less than what you pay in PV...maybe...but if you to go out today and buy a $300k house in Saddle River and a $300k house in Ponte Vedra, you must be paying more taxes in the Saddle River house.

When my parents left NY a decade ago (they had a house just outside NYC - Nyack area), their taxes were climbing and I think it was around $6k/yr back then......and the house was only worth $200k (and actually asessed for less because they had owned it forever).

Is your millage rate in NJ really lower than PV?

As far as Nocatee is concerned, I have no doubt that it will be a very nice place to live, but the prices are just extreme. There are other areas where the appreciation is very good, the schools are great, etc... but most of the houses in Nocatee(that I have noticed) start at 500k-600k for single family homes. I think moving there on a "stretch" wouldnt be a good idea. If you like St Johns Co, have you looked at Durbin Crossing or Aberdeen? They look nice, too, and not very far from Nocatee. You can get nice homes in the 300-400k range, CDD fees are less.

Adding 3800.00 a year to your property taxes each year is insane. I know new communities have the CDD fee, but 3800.00? No way. I wouldnt pay it.
Then also adding the HOA fees, too. I dont think so. I wouldnt do it if it were a stretch. If you are looking for a place to retire, and you are well off financially, I would say, yeah, maybe, but otherwise I would look at other nice neighborhoods.

It cracks me up to see drawings of homes to be built in Florida surrounded by northern style vegetation. Also why would people be gullible enough to pay CDD fees when they are already flushing down 6K+ per year in property taxes? Seems like Florida is chocked full of these "planned communities". When will someone develop one called "wisteria lane"?

I guess you're not to familiar with northern FLA, the vegatation here isn't what it's like down where you are

Very true - it looks different here. Most of Jax/St. Augustine is Pine Flatwoods, so we have a lot of slash pine, sweetbay magnolia & native maples...it can look a bit northern. All the palmettos are usually a giveway though that we are indeed in the subtropics!

OK kort677 ... can you elaborate on your succinct comment to my posting? Is "what a load" the extent of your contribution to this discussion?

Your comment about "where are these high-end buyers coming from" that prompted my posting in the first place. Were you not a "high-end" buyer as you apparantly moved to FL from New Jersey?

I explained my background and experience so that people reading my note can have a context within which to evaluate my post. What is your context?

There is no part of Florida with northern white pine. Also the homes aren't to my taste so that's no big deal.

Someone drew the wrong pines! Well, if you get some "blueout" and eliminate some of the branches...presto! Slash pine!

The rest looks okay...Sago...looks like a Sweetbay Magnolia by the garage...it's going to get too big for that spot though...I should be drawing for these people !

As for the home design...I guess we could call it "New Florida"...it's a pretty typical look around here.
