North East Fla...Nocatee how developed and cost of living there since its a new town....taxes...how bout insect since it isnewly developed any info would be helpful.

it doesn't really exist yet, it's the vaporware of real estate, for a handle on taxes and values check out web sites that discuss Jacksonville or st john's county and the area being developed as nocatee straddles both counties

Nocatee is just breaking ground. It will be quite large when completed, but the estimate for completion is 25 years (could be more), and this will be predominantly homes.....just a big, giant neighborhood.

It is not really in Ponte Vedra, by the way, it is in Palm Valley. There is not much in Palm Valley, it was fairly rural until just recently. There are a lot of large developments popping up, and a few shops and restaurants, but nothing of any significance.

I'm not sure how the taxes will play out, that would be a good question to pose to the developers if you're interested in the area. Since it will technically be a new city/town, at least on paper, St. John's county will probably determine a "Nocatee" tax rate (St. John's has different tax rates depending on where you live in the county).

FWIW:
Nocatee is now called ponte vedra, what was ponte vedra is now ponte vedra BEACH, it's all about marketing

Right, it's a name game. Palm Valley is west (inland) of Ponte Vedra, but now due to Nocatee, the lines have been, ahem, redrawn.

People I know just singed a contract in nocatee and they house won't be ready till march.

We just drove by Coastal Oak (Toll Bros) over the weekend and it is absolutely beautiful. The developers really did a good job. The Coastal Oaks entrance is really appealing with the guard gate and everything. Things are being built and it was cute to see a family take a picture on their homesite next to the sign with their name on it. While you're in there, you forget that you're in the middle of nowhere. Hey, if you have plenty of time on your hands to wait around for everything to be built up (like 25 years), then this is a great place for you. I just feel sorry for the people in Walden Chase.

that is the major problem buying there, it is nice there but when it comes time to sell your x year old home, you'll be competing with the builder offering new homes, and this is for the next 25 years. I am a long term thinker but this is way too much time that you'll be living in a construction zone and competing with a builder. In my opinion it is a dicey investment
