I guess there is a new subdivision in Nocatee called kelly point that features David Weekly homes. We are currently trying to decide if we want to move to the island in odom's mill in ponte vedra or build a david weekly home in Nocatee. Any opinions from those already living in Nocatee or that currently live in a David Weekly home, esp. as far a quality? We are looking to build the "MORROW" floorplan if that helps.

Kelly Pointe has developed in the last 6 months or so. We looked in there last Spring, and there were maybe 3 homes under construction. Since then they've opened model homes and a lot of people have moved in, so it's coming along. It's a pretty big neighborhood though, so there's still a lot that's going to be built. The sales agent kept telling us we'd be the first to be in there, but that really wasn't a good thing in our minds!

KP is one of the lower end neighborhoods as far as price goes. After looking in some of the other neighborhoods, we felt like the finishes weren't quite as nice in KP. That, along with the emptiness factor at the time, made us decide to buy in another neighborhood, but from all accounts, David Weekley builds a good home.

The new Greenleaf Village looks nice, too. Might be on the low end for what you want to spend, but I think the neighborhood is in a great location next to Hwy 1 and it's pretty back there.

Thanks for the input! We are planning on spending around $260,000 and only choose kp because of what appeared to be the great quality of dw homes. However, this is our first house and don't have much experience with builders. We also looked at Austin Park, but have not seen Greenleaf Village. Are these the 55 and over homes? We are in our late twenties and expecting our first child in June.

No, as far as I know, it's not an age-specific community. It's worth taking a look at, but you might like a DW home more (there are about 3 builders in GV right now). I can only speak for Austin Park as far as first hand experience goes, but we love it here....tons of small kids and young families and a real sense of community.

This is the 4th home we've built (we're not old, we just move a lot I guess!) and I think once you talk to a few builders, you'll get a good feeling of who you think is good to work with. Taylor Morrison was a little less flexible than other builders we've used, but overall, we love our house. We really liked the concrete construction. I know some people say it's overrated, but after living through Hurricane Katrina, it's nice to have!

Anyway, good luck with your decision and congrats on the baby!

I would say on average about 4 months. Of course, there are a lot of factors involved, but that's been my experience.

Default construction timeline

The permitting part through the county can take up to 60 days. We built with Cornerstone, but they were perfect on their estimated completion time. Signed on at the end of May, picked colors at the design center mid-July, and started watching the house go up in August. Closed on December 9th. The tip our project manager told us--"when you see countertops on your cabinets, the house will be done in 30-45 days". Like hlauburn stated, weather, the size of your house, and any change orders could push the date quite a bit. Good luck!

Nocatee is REALLY a growing area! Where do you all work? The Waterpark is beautiful. Have you looked at some re-Sale homes? There are some great deals in all areas. IF you can afford the time to wait, for buying a short sale (which could be 3-5 months- same as a builder), sometimes you can find some really nice, already made up homes, with the upgrades,etc. And in that area, they are ALL newer homes. We're even finding many Regular Seller owned home prices have come down, so they can compete with all the short sales and REO homes. It all depends on each homeowner's situation.

It sounds as if it actually takes 8 or 9 months for them to complete the house! Thats way out of our time frame! We were promised by DW that our house would take from start to finish 4 months tops. Paperwork, permitting and all. I just want to make sure we're not being lied to, it seems like they might be pushing it. We just don't have the time to wait that long and we are choosing this over a home that is ready to be moved into now on the premise that it can be built that fast. Anyone have any feedback?

Yes, Nocatee sounds really nice and has great potential. At the time we both work for a major hospital in the area and my husband is in neurosurgery. We haved looked at other re-sale and ready made homes but each always seemed to be missing somthing that we could include if we decided to build. We are at the decision making point on weither to actually build or not. We just don't want to be stuck homeless with a newborn and our house no where near completion
