I live in Valley Ranch - this is in Irving/ Dallas County but most of it is part of Coppell ISD which adds to the resale value of the home. I commute to the med center - the commute is very good, 30 min rush hour, 15-20 min regular. It is near grapevine (mall, restaurants) and has a lot of shopping/restaurants of its own.

it also depends on what time of day. I commute from Plano (Legacy) down to Downtown Dallas and it takes me about 26-27 minutes in the morning. But I leave my house at 6:20-6:30am. Today I was pleasantly surprised to maintain a 75-80mph pace. I didnt time it but I'm sure I made it in under 25 minutes.

good for you, yes, Collin and Denton counties are the place to be, but where will you be working? that will determine what type of a commute you are looking at...

To be honest, if it were me, I probably wouldn't go east and certainly not south unless you are working in the southern part of the metro area. Lewisville and Flower Mound have great schools if this is an issue, Coppell though pricey certainly is a place to consider. McKinnry and Frisco used to be in the boonies, not anymore. Of all the places you have narrowed your search down to, Richardson is probably the most convenient to downtown though it is an older area...I don't mean to say there is anything wrong with the east side of the city, I just happen to prefer the west and north sides. Again, it is a matter of personal tastes and what you want from a neighborhood.

As for renting for 6 months, if you have no kids and don't mind a double move it has its advantages, but I have to see kids uprouted more than necessary.

The west side of Dallas is shady as hell nmnita...or are you talking about Coppell and NE Tarrant/SE Denton?

We checked out the Frisco Sun City ( built by Pulte NOT Del Webb!!!)

Pulte has assembled a series of models using the cheapest materials and a cookie cutter perspective in their designs.

Secondly, After visiting Sun City which was around 4:30PM, we found driving south to Dallas on Preston Rd. to be impassable/impossible. We had to pull off the road into the Stonebriar Weston to wait out the traffic that didn't die down until around 6.

we moved here 1 year ago.. lived in grapevine, highland village, and Plano.. rented short term apts to see where we liked the best.. we bought in Flower Mound.. and Love it! i work in Lewisville. i hear its really bad if you have to go to Dallas.. but i never have to.. the little towns around here have everything one would need.

I wouldn't write off Oak Cliff completely because there are definitely parts of OC that are nicer than many parts of North Dallas.

The public schools, excluding Rosemont Elementary, stink, but other than that North Oak Cliff is a great place to live.

You can't write off the southern sector entirely. There are definitely more places that are less desirable than northern Dallas, but there are plenty of great places to live as well.
