@HP91 given that ETJ really only allows for planning authority (and extension of sewer/water services), and our current council/administration hasn't really shown a proclivity for enforcement of the land use plan, I'm 50/50 as to whether it'll happen. I can see Winterville/Ayden extending outward.

Zoning. Beyond rural. Here is the current county zoning map...

Dark Green is what I refer to as the "free for all" zone. Light green is "mostly free for all" zone. Thats pretty much the whole county outside the ETJ's.

I get that we can start zoning in those regions, but unless council/administration is willing to go through that process and summarily enforce that zoning, I think it's a coin flip as to whether they ultimately will do so.

Guaranteed we're in agreement that it's a good thing - and that we need to extend that ETJ and adopt a real, enforceable plan throughout. Just have doubts with regards to whether council/administration ascribe the same value as we do.

I have doubts that Pitt County will do it right. I mean you see their zoning map.

Most municipalities extend their ETJ to beyond their bypass. I know Williamston did long ago and had to get special permission to go 2 miles from its jurisdiction. They have had two hotels, new school, and a number of new businesses locate within their 2 mile ETJ and then request to be annexed into the town.

What's needed in the new southwest bypass area?

In my opinion, I say

2 schools one middle school at frog level rd (or bell arthur rd) and one elementary school at crawford smith farm rd. (To ease students from AG Cox and Creekside)

Fictional plan for AG Cox - Demolish the whole school at the existing location and move it to either Mill St, near the Laurie Ellis rd extension or on NC 903 and Reedy Branch Rd.

2-3 Mixed use shopping centers.

Possibly another hardware store (Lowe's or Home Depot. Should we get home depot back?).

Also, A Chick-Fil-A is ultimately needed for the NC102 area. I'm surprised that Ayden doesn't have a Chick-Fil-A. Maybe Taco bell would be good too.

Correct. I'm the Zoning Administrator for Williamston and extending the ETJ was a great idea in our case. It allowed us to steer highway development in an appropriate manner vs a free for all of businesses. I think it would be a good idea for all towns included in the SW Bypass to extend.
