Saks just closed their Dallas store in 2013. It's going to take some time for Dallas to prove itself again, especially in an era when these department stores are *VERY* hesitant about opening new locations.

Besides, I'm not even sure if there's a spot readily available that Saks would like to occupy as they generally want to be in upscale/luxury malls. Northpark Center has no room for them and that outdoor shopping center in Southlake lacks the population density department stores like to see.

To put things in perspective, the Houston Galleria (where Saks is) has over 500K people living within a 5-mile radius while Northpark Center has over 425K people living in a 5-mile radius. Conversely, Southlake Town Center only has a little over 150K people living in a 5-mile radius.

Thanks for adding, but did you grab the latest list? There have been updates to Philadelphia and Atlanta, I don't see them shown.

Also, Marni in SF is permanently closed. I didn't check the others.

I was actually chatting with my friend who used to work for Saks in NY. He said some of the biggest clients in the Saks database were Chicago residents, BUT, Chicago has a more understated sense of wealth and dress code compared to say Miami and LA, which tend to be louder.

For example, one woman who lived along the Gold Coast was in Saks top 1% of spenders but all she bought was Loro Piana, Akris and Giorgio Armani (along with jewelry and accessories).

There is obviously not shortage of luxury shopping in Chicago, but it interesting how styles, trends, certain designers, etc. can be very location specific regardless of wealth.

That’s a good point...in the case of Miami, “loud” is often driven by the Hispanic culture of vibrant colors—not showing off. Anyone who has stepped foot in Cuba will know what I mean.

One of my favorite Latina broadcasters, Miami resident Mariana Atencio, was told by corporate MSNBC to dress less Latina (code for loud) and look more like Ivanka. She refused and left to start her own media company.

Few decades earlier, Miami resident Gianni Versace, influenced local fashion and wasn’t exactly shy about his design and color patterns either (up until his death).

Chicago is much more of a corporate culture city (presence) as far as dress and fashion.

Yup - I'm not surprised. I've lived in both NYC (current) and Chicago, and in a way, they have this in common for various parts of the population. It is basically the "I have a ton of money but I don't need to flash it in an obvious way" crowd. I think if you've been around people with money long enough, you'll know what I mean. A lot go through phases in their lives where if they didn't have money before and now have it, they might be a bit flashy at first. After awhile, a lot phase out of it into good quality more understated fashion. Of course with NYC it's a fashion capital too, so there's a ton more of the fashion forward crowd too.

A good example of this by the way is someone like Steve Jobs. He just wore a turtleneck and jeans quite a bit publicly. A lot think that turtleneck was some sort of cheap Target one but it was actually from Issey Miyake, which can go for hundreds of dollars.

The one thing about the Gold Coast though in cars. If you were to sit in the "Viagra Triangle" in the summer especially, you will see a ton of super cars (Ferrari, Lamborghini, etc) and ones like Rolls Royce and Bentley. It's pretty impressive and in line with how people think of Miami and Beverly Hills. I've seen more super cars in Chicago than I have in NYC. One time someone even parked their $2.4M Bugatti Veyron Sport Edition in front of a restaurant there. The thing is though that 75% of the people driving around these cars just have some understated type of jeans and nice shirt (i.e. Gucci, Prada, etc) on. A small percentage have regular tshirts on. Not very often are they even dressed in suits or some loud fashion piece. When you see them on the street, you would probably not guess they were just driving around a $300K Ferrari.

Good point. To add to it, that 5 mile radius is also extremely heavily concentrated for high end shopping. Thw Westheimer and Post Oak together have to have Atleast a good 90% of the high end shopping in the metro. The only other place in the metro gaining legit high end shopping is the Woodlands.

The one on Rodeo Drive has a sign stating the building will be demolished. A bigger store is coming. Just like the Chanel store across the street was demolished and a bigger one is now u/c on the same site. Chanel has a temporary store on Wilshire Blvd.

Balenciaga is the retailer that has moved into Bvlgari's former space at Northpark.

It's being speculated that they're moving into a different space (possibly swapping with Balenciaga's former space at Highland Park Village?) to try their new San Jose store concept in Dallas.

But they've been awfully tight-lipped about it, if so.

We'll see...

They disappeared for a little while before and opened in the space they just vacated. Perhaps they are planning a move to Highland Park Village at some point?
