In the Alpharetta area and the parts of Johns Creek nearby, it seems most of the NEW subdivisions DO NOT have a swim/tennis. Some of this is because developers are buying up partially finished subdivisions where the original developer went belly-up. They finish off the subdivisions and sell the new homes for a good price. However, there is no swim/tennis, which is very popular in the Alpharetta/John's Creek/Milton area. Recently in our subdivision (pool, clubhouse and tennis cts.), a home was sold to a CA couple who were looking for tennis for the wife, who was a tennis whiz. Tennis courts and pool are important to many people with kids, and you should consider this as far as resale value goes.

Staywarm, I agree. If you look at the new developments like the Preserve and Highland near findley oaks, the builders bought a piece of land of 24 lots within an older established neighborhoods. Unfortunately these new homes priced are priced in the $300 - $400k range. The area near Shakerag elementary seems to be only avaliable to buildable residential land in Johns Creek and this area seems to be going high end with new developments like Travistock in the $600s and Old Taylor Farm in the million. It seems that the golf course communities will offer swim/tennis with entry still in the $500k range. This is reason why the Gates of Johns Creek was attractive as it was a swim/tennis community starting in the mid $200s in 2009.

You can still get into some nice newer swim/tennis communities within the Peachtree Ridge School cluster. You get a lot more of your money there than you get in Johns Creek.

The real issue (to me anyway) isn't the discount on asking price, but what the homes sold for (or would have sold for) 5 years ago. I know several people in Northview High School who would be upside down if they needed to sell their homes today.

I think what you are seeing in Johns Creek and in many other places in Metro Atlanta is realtors and owners finally giving in to the market reality of pricing. If you need to sale, you have to price your house right from day 1.

Staywarm's point about swim-tennis is a valuable one. It might not matter to you but when you go to sell in X years, it most likely will matter to most potential buyers.

I will track homes only in these four high school clusters within the top ten best high schools in the state of Georgia. Please note that Lambert High is not a high school in the city limits of Johns Creek, but a new high school in S. Forsyth County that is located just north of Northview High School.

Since 01/01/2012, there are 30 homes that closed in the Johns Creek High Cluster.
Average home price: $447,345
Average year built: 1995
Average discount on home: 6% off of asking price

I'll write and provide the YTD sales data for the Lambert Cluster later in the afternoon. If any of you are interested to knowing how much down payment / mortgage was taken on particular home this year, please let me know. So in your lambert cluster you will include the example I have given in the past related to the false percentage of list price vs sales price. 7115 laurel oak finally sold after they dropped their price to $649k and it sold for $602k which gives u the fuzzy feeling that they got 93% of asking which we would think is pretty good in this market except for the fact that that house started on the market way back in the low $800's and had been listed at $715k for at least 8 montbs prior to the drop to the more reasonable price of $649k. Can't you look at the pricing based on original list price?
