We are retiring to North Myrtle Beach; and , wow, just found out about a new thing for us inland Texans about Wind Zone. Apparently, there are two zones, A being the highest rate and B being the cheaper of the two. The home we purchased is in Zone A. Our quote for a 4,000 heated sq. feet home at $475K full replacement that includes a Wind, Hail, Hurricane rider is $4150 annually. A Flood Policy, which we are not required to have, is an additional $459 annually. Wow. Just thought I'd update. Make sure you know your Wind Zone. Granted, we're a mile from the ocean as a crow flies and you can hear the Atlantic from our backyard, but geez! Our Texas rate for Homeowners for same type property is $1500 annually and we're in infamous Tornado Alley!

The closer to the water the more you pay for insurance. We are on Long Island and are about 3 miles from the water and we were over 4K a year but found someone else for 2100.
We will be coming down August 8 to shop for a home. Want about 3 miles from water so insurance is not so bad. Looking for about a 4000 square foot house which is about the same size we have now on Long Island.
