I live in a manufactured home in Little River. So, value is less. About $600 for both home insurance and flood. I don't have wind insurance.

Does anyone know approximately it runs for both flood & wind in the Emmens Preserve/Market Commons area? Thank you in advance.

We just built a home in Murrells Inlet in a development which is just of bypass 17 and our house sits at the rear most portion of the development. We closed on the new construction at the end of June, $218,000 and our insurance is $1,286.

i am currently looking at a manufactured home about 4 miles away from the coast. do you mind me asking how many sq ft your house is? i am really trying to get an idea of how much my insurance will be. wind insurance is not required being so close to the ocean?? thanks for your time (:

Just ourchased 1200 sq foot home in nmb, sc. Was floored when quoted $2100 yearly insurance. That price didnt include flood insurance and had $5000 deductible. Wish we could find a company that would sell us just fire & liability. We are 7/10 mile from the ocean. Most insurance companies i contacted will not even write a policy in north myrtle beach. What the heck? Prices quoted was 3 x the price of same sized house in New York state.

Living 7/10 of a mile from the beach is much different that living in NY state...no hurricanes or storm surges or tornadoes to worry about in NY state. The insurance companies price for risk and the risk is MUCH higher that close to the ocean in MB. With that said, try Massey & Davis Insurance. They found us the best deal. If you have a mortgage, the bank will require you to have more than just fire and liability.

Also, flood insurance is only written through FEMA so the flood insurance policy will always be separate from your homeowners...and you'll pay through the nose for that too being so close to the ocean. And flood insurance will go up dramatically in the future once Congress allows the premiums to rise with the risk.

A word of advice for everyone reading these forums...always get insurance prices BEFORE you buy and always understand whether you're moving into an HOA community and the rules before you buy.

I live on Route 90 in Conway. When I came here our Ins. was $750. It has doubled in 7 years. I have a 2400 square foot home and it is $1450. I am going to shop as so many people have different rates on the same home. Don't understand why!!!!

We are thinking of purchasing a $275,00 condo on the intercoastal in Hypoloxo florida. Any idea how much homeowner's insurance would be? Appreciate any replys.

Shopping around makes a huge difference and deductibles. We have a single family, worth around 400K and 2500 sq ft , 3 miles from the ocean. I got 3 quotes of $2400, $2000 and $2300. I bought from Field Insurance and got it down to $1000 a year. They have signs all over the place. They will really work with you to find ways to reduce your insurance. I saved a ton of money by agreeing to a large deductible, I think it's $20,000 in case of a hurricane only. I have the other standard deductible for fire etc.
