My husband & I will be moving to the Conway area sometime in the near future. I have been looking at a lot of homes online and I like what I see, but I have no idea what the rules and regulations are for some of these subdivisions.

My husband & I are looking for a 3 bedroom, 2 bath rancher with a 2 car garage. We would like to be in a community that has a swimming pool. We would also like to be in a community where my husband can use our 2 car garage as a workshop. He is a carpenter and loves wood working.

Does anyone know of any communities that would fit with what we are looking for?

I visited a gentleman who lives in Eastport, Little River and his garage is a gigantic workshop. It looked like it could employ a dozen or more people.

Nice house, too! Never seen anything like that before.

The Property owner rules and regs should be available for you to see on the websites for any community with an HOA or POA...
If he just wants to have a "hobby" workshop it seems unlikely that there would be any issue as HOA's don't generally have say-so over how you use your footage...if he wants to make a business of it, that could be a different story. There could be rules regarding when he can run his power tools ( noise) and about keeping his supplies inside and out of sight of the road ( to discourage large woodpiles that are an eyesore), but restrictions about just having a workshop would be pretty over-the-top.
